PLANNING COMMISSION JULY 22, 1986 PAGE 5 <br />5) Great Northern Dodge Truck Lot, 26075 Lorain Road <br />Proposal to convert existing car wash to truck showroom (Heard by <br />Architectural Board of Review July 16, 1986). <br />Safety Department had concerns about semi-car haule--rs being able to get <br />into the lot and the problem of moving vehicles from the truck lot to <br />the existing lot without plates, Mr. Gilliland explained that dealer <br />plates are put on vehicles before they are moved and that the trucks <br />could easily pull into this lot since they have a straight access in. <br />The Architectural Board had approved the concept of the two ground signs <br />requested with the recommendation that a variance be granted for the sec- <br />ond ground sign as long as they do not exceed the total maximum square <br />footage allowed by ordinance. Mr. Gilliland explained that they were <br />allowed a total of 105 square feet for all signs, 22 square feet will be <br />used for a building sign and approximately 20 square feet will be used on <br />each side of the ground sign. No pole signs are planned. Mr. Morgan <br />questioned if the variance had not been granted with the condition that <br />no signs be erected on Brookpark and stated that this is what the Planning <br />Commission had recommended. After checking the minutes, it was determined <br />that the Planning Commission had specified no pole-sign should be erected <br />on Brookpark and that the stipulation of the variance had stated no pole <br />sign. Mrs. Traczyk questioned the height of the pole lights, and stated <br />that the code stipulates 14' high. Mr. Dubelko pointed out that the 14 <br />foot height restriction is in the Motorists Service District, not the.General <br />Retail District. Mrs. Traczyk is still concerned about the height of the <br />lights and was advised that all lights must be directed onto the property <br />and should not spill over according to the code. J. Wixted moved to approve <br />the Great Northern Dodge truck lot proposal to convert existing car wash <br />to truck showroom at 26075 Lorain Road, incorporating the Architectural <br />Board of Review recommendations, and also with the recommendation to the <br />Board of Zoning Appeals that a variance not be granted for a ground sign on the <br />Brookpark portion of the property, seconded by R. Bierman, and unanimously <br />approved. IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br /> <br />1) DiBenedetto Resubdivision <br />Location is the north side of Brookpark Road Extension at Dover Center Rd. <br />Proposal is to resubdivide the DiBenedetto Subdivision (parcels 232-25-5, <br />6, and 54), approved in 1981 into three (3) sublots. (Variance granted <br />July 2, 1986) <br />City Engineer Schaller explained that this was the same proposal which <br />was'approved previously, however Mr. DiBenedetto did not have plat re- <br />corded. 'Mr. Wixted questioned if the Planning Commission were creating <br />a problem by approving a subdivision with a mixed zoning. Mr. Dubelko <br />stated that this is merely re-arranging internal boundry lines even though <br />there is a split zoning on the property. Mr. DiBenedetto explained that <br />he is going to try to develop the two vacant sublots residentially, if at <br />all possible.-. J. Wixted moved to approve the proposal; the DiBenedetto <br />Resubdivision proposal, to re-subdivide the DiBenedetto parcels 232-25-5, <br />6, and 54 into three sublots, seconded by R. Bierman, and unanimously <br />approved.
