NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Miles Carter Assembly Plat, located on the south side of Lorain Road, <br />west of Columbia Road. <br />Proposal is to assemble permanent parcels 236-8-3, 236-8-4, and 236-8-5 <br />into a single parcel for the Carter Plaza proposal. <br />City Engineer Schaller e:xplained that this assembly would make 3 non- <br />conforming parcels into one conforming parcel and will be the site of <br />the previously approved Carter Plaza. He pointed out that the rear <br />portion of the existing pareels are zoned residential and will remain <br />residential. Assistant Law Director Dubelko had no problem with the <br />split zoning on the property. T. Morgan moved to approve the proposal <br />to assemble permanent parcels 236-8-3, 236-8-4, and 236-8-5 into a <br />single parcel for the Carter Plaza pronosal, seconded by E. Traczyk, <br />and unanimously approved. <br />2) Fox Lot Split, located on Florence Ave, west of Walter Road <br />Proposal is to realign property lines between permanent parcels 231-39-26, <br />231-39-22, 231-39-23, and 231-39-21. <br />Mr. Schaller explained th at an approximate 25' by 60' portion of land <br />will be split off from parcel 2 which faces Walter Road and will be <br />added to parcel number lwhich faces Florence Ave. Parcel 1 is non- <br />conforming now, but this assembly will make it less non-conforming. <br />Parcel 2 originally had separate parcel numbers and will now have one. <br />B. Gorris moved to approve the Fox Lot Split located on Florence Ave., <br />west of Walter Road proposal to realign property lines between permanent <br />parcels as listed on the agenda tonight (231-39-26, 231-39-22, 231-39-23 <br />and 231-39-21) into 21ots,namely number 1 and number 2, as portrayed <br />on this drawing dated August 1986, seconded by J. Brown, and unanimously <br />approved. <br />3) Pebblebrook Sub division Final Plat, location is west off Canterbury Road <br />at the south corporate line. <br />Final Plat to subdivide permanent parcels 235-25-11 and 235-26-1 into <br />fifty nine (59) sublots. <br />Mr. Schaller advised that this is the final plat and that all lots are <br />conforming. Mr. Gorris questioned if variances would be reauired to <br />build houses on the irregularly shaped lots. This would depend on the <br />shape and size of the house. Mr. Yesberger, owner of the North Olmsted <br />Golf Club, advised that there would be a problem on his number 7 fairway <br />since there would only be SO' from the back of the houses on Sandpiper <br />Lane to his property line. Reconstructing the hole would be costly <br />(between $10,000 to $20,000). He is requesting a fence or a buffer in <br />that location. Mr. Janesek, representing Sunrise Development Company, <br />advised that his company is.looking into the problem and hope to have a <br />definite answer when the final engineering drawings are nresented. The <br />Commission asked the Law Department to research the question of who would <br />be liable if there were problems. Since the engineering plans are to <br />be presented at the next meeting, it was decided to continue this proposal <br />and hear both plans together, at which time the Law Department can make <br />their recommendations. J. Burns moved to continue the Pebblebrook Sub- <br />division until the next meeting, referring it to the Law Department for
