PLANNING COMMISSION OCTOBER 14, 1986 PAGE 2 <br />Mr. Carlisle presented updated drawing showing some of the recommenda- <br />tions of the Architectural Review Board: third curb cut from Country <br />Club Blvd. has been reduced in width and small portion of landscaping <br />between the new loading area and the adjacent loading area has been <br />eliminated. He stated that it was impractical to reduce the size of <br />the curb cut closest to Country Club Blvd. and, because of the increased <br />landscaping at that point (ash trees backed up with Austrian pines), <br />they maintain that the additional screen wall is not necessary. He <br />pointed out that originally between points "A" and "B" on the drawing <br />they had planned to install 111 lineal feet of landscaping (1,792 square <br />feet) and have increased it to 125 lineal feet (2,788 square feet). <br />Ms Grimes, a member of the Board at Country.Club Condominiums, stated <br />that she is satisfied with the revised landscaping plan and the higher <br />mounds and agreed that the additional wall is not necessary. Mr. Conlon, <br />a neighbor, questioned if there would be problems with water draining <br />off the mounds onto the roadway. City Engineer Schaller stated that <br />the water would prob ab ly be directed to the inlets that are on the <br />road and that this is a private road from the intersection of Country <br />Club Blvd. north. Commission agrees that since mounding will be 5 or <br />6 feet high at this point the additional wall is not necessary and <br />that the one curb cut closest to Country Club should remain as is. <br />J. Brown moved to approve Great Northern Shopping Center Plaza South <br />proposal to construct two additions to the rear of P1aza South adjacent <br />to Victoria Lane incorporating the one Architectural Board of Review <br />recommendation that the second curb cut south. of the service drive be <br />decreased in width, as well as the double screening; ":however, the <br />screen wall adjacent to the one area is not requested, seconded by E. <br />Traczyk, and unanimously approved. <br />4) D. 0. Summers, 28210 Lorain Road <br />Proposal to alter former gas station to dry cleaning store with drive- <br />through window. (Heard by the Architectural Board of Review Oct. 6, 1986) <br />? <br />Chairman Burns advised that the Fire Department had no objection to plans <br />as submitted; Police Department would like to have south drive on West <br />Park Drive closed along with the east drive on Lorain Road which the <br />developer had planned to eliminate. The Architectural Board of Review <br />had approvedtfie plans as presented and did not require replacement of <br />existing chain link fence to a board on board fence; and since there <br />are extra parking sp aces shown, they suggested that some of these be <br />used for additional landscaping. Mr. Kluchin, the architect, explained <br />that they would be landscaping 2 additional parking sp aces, one on the <br />east and one on the west side of the parking area adjacent to Lorain <br />Road. They will replace the white slats in the existing fence to green <br />to blend in with the landscaping. Eliminating the south drive on West <br />Park would require westbound cars to circle the building in order to <br />use the drive through window. Existing light pole will remain, but <br />lights will be replaced with samller fixtures. Commission had no pro- <br />blems with proposal. R. Bierman moved to approve the D. 0. Summers, <br />28210 Lorain Road, proposal to alter former gas station, including the <br />Architectural Board of Review recommendation that there be additional <br />landscaping and the removal of the two parking nlaces, seconded by J. <br />Brown, and unanimously approved. -
