United Dairy Farmers, corner of Lorain and Columbia Roads. <br />' Proposal to construct ice cream parlor, convenience store and gas station. <br />(Continued from Planning Commission September 9, 1986)(Variance for <br />b uilding and canopy granted by Board of Zoning Appeals October 1, 1986). <br />Mr. Schill and Mr. Mongello, architect, presented revised plans e-plain- <br />ing that a variance had been granted by the Board of Zoning Appeals <br />for the building and the canopy as was required by the Law Department`s <br />ruling that a 50 foot set back would be required on Columbia Road as <br />well as Lorain Road; canopy is in the same location, but building has <br />been moved back to the property line. They presented photographs of <br />existing facilities with a similar design. The developers are not <br />planning to landscape the area where the historical marker is placed <br />but are planning to maintain the.existing lawn and shrubs. They would <br />be willing to install any landscaping the Historical Society might <br />request. Mrs. Brown stated that the marker might be more visible in <br />just a grassed-in area. The developer met with a representative of <br />Fairview Hospital, owner of the adjacent medical building, before the <br />meeting and claimed they had no problem with the proposal (representa- <br />tive was not present at this time). Mr. Bierman pointed out that none <br />of the shrubs shown on Lorain Road were evergreens so there would be <br />no green on Lorain Road in the winter, but that the landscaping on <br />Columbia Road showed evergreens. Mr. Mongello stated that they would <br />be willing to ehange that. Building Commissioner Spino advised that <br />17 parking spaces are required and 18 shown on the plan. Mr. Bierman <br />questioned if he had taken into consideration the 5 tables shown on <br />the plan (these would require only 10 parking spaces). R. Bierman <br />moved to forward the United Dairy Farmer proposaT, at the comer of <br />Lorain and Columbia Roads, to the Architectural Board of Review, the <br />Safety Department, and to Engineering with the recommendations and <br />consideration of more evergreens between the egress and ingress on <br />Lorain Road, seconded by E. Traczyk, and unanimously approved. . <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) John T. and Katherine A. Reddy and Joanne M. Bugay Subdivision <br />The proposal is to realign the.property lines of permanent parcels <br />231-2-52 and 231-2-53 by adding an area of approximately 37.50 by 85' <br />to permanent parcel 231-2-53. Property is zoned "C" Residential and <br />is located on the north side of Beech Lane. <br />City Engineer Schaller explained that a portion of sublot 41 (an "L" <br />shaped lot) will be split off and assembled to sublot 40 thus making 2 <br />retangular lots. Both lots will conform to code. Proposal was ex- <br />plained to neighbor R. Knauss who voiced no objection. E. Traczyk <br />moved to approve the realignment of the property lines of the Reddy- <br />Bugay Subdivision of permanent parcels 231-2-52 and 231-2-53, seconded <br />by R. Bierman, and unanimously approved. <br />2) DiBenedetto Property Split (heard after item 3) <br />3) Bradley Oak Estates Subdivision (Preliminary Plan) <br />The proposal is to create 21 sublots and install a new road (dakwood <br />Circle) in permanent parcel 233-4-1 located on the west side of Bradley <br />Road, north of Barton Road. The property is zoned "B" residential.
