a <br />? <br />PLANNING COMMISSION <br />MAY 13, 1986 <br />PAGE 4 <br />now but with this subdivision square footage will be even less conforming. <br />Property facing Lorain Road is the future site of Meinke Muffler which <br />was withdrawn from Planning Commission when it was determined that a <br />subdivision was involved. Commission has problems with subdividing a <br />lot and reducing it to approximately half of the square footage required. <br />Building proposal had shown garage doors facing Lorain Road, and Mr. <br />Morgan suggested that if the Board of Zoning Appeals decided to grant <br />the variance, the Commission suggest that a stipulation of the variance <br />should be that the doors face the side property line. Mr. Dubelko stated <br />that this recommendation would be proper and the Board of Zoning Appeals <br />can grant the variance with that stipulation if they so decide. Mr. <br />Gorris pointed out that the owner of the property could re-arrange lot <br />lines in order to create a lot conforming in square footage by moving <br />lot lines, and he could see no hardship involved. T. Morgan moved to <br />refer the Cleveland Electric Illuminating subdivision of parcel 1 to <br />the Board of Zoning Appeals with the recommendation that the variance <br />for the subdivision of the parcel not be granted by the Board of Zoning <br />Appeals because the square footage of the property is less than half of <br />that required by code and right now the owner has the capacity to create <br />a conforming lot as far as square footage is concerned; and that, however, <br />if the Board of Zoning Appeals should feel that the variance should be <br />granted that a stipulation be made that the longer dimension of the <br />building must face the longer side property line and that any openings, <br />garage door openings or apertures, that are intended for automotive use <br />also face the side property line, seconded by E. Traczyk, and unanimously <br />approved. <br />2) DiBenedetto Resubdivision. <br />Location is the north side of Brookpark Road Extension at Dover Center <br />Road. <br />Proposal is to resubdivide the DiBenedetto Subdivision (Parcels 232-25-5, <br />6, and 54), approved in 1981, into three (3) sublots. <br />Proposal withdrawn by developer. <br />V.
