11 <br />BOARD OF ZQNING APPEALS AUGUST 7, 1985 - PAGE 2 <br />enough room. Some va-riances have been granted on this street for patio <br />enclosures but is a larger request. R. Gomersall moved to grant the 16' <br />rear yard variance for Mr. Brown's two story addition and the 4' variance <br />for the distance between the addition and garage, seconded by E. Graves. <br />Roll call on motion: R. Gomersall, Yes. Graves and Remmel, Nay. Motion <br />failed to pass. Variance -denied. <br />2. Marathon Petroleum C., Lorain and Butternut Ridge. <br />Heard at.end of ineeting. <br />3. Clark Oil and Refining Corp, 28925 Lorain Rd. <br />Heard at end of ineeting. <br />4. Michael Krage, 23156 Summerland Ave. <br />Request special permit to add to non-conforming dwelling (front set back). <br />Special permit required Ord. 62-33, Section 1231.02. . <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Krage and Mrs. Swardell, neighbor to the rear. <br />Mrs. Swardell stated that she did not want his '4 dogs any closer to her <br />property than they already are (dog run is halfway down their property). <br />Mr:.. Krage stated that with the construction of the addition they will be <br />keeping the dogs inside more. Chairman Remmel stated that addition will <br />be an improvement. Mrs. Swardell agree. Board_quest 6' fence in front <br />set back (Building Department will check). Mrs. Swardell stated that <br />the dogs had been a nuisance, but there had been an improvement. C. Remmel <br />moved to grant the special permit to add to a non-conforming dwelling, <br />seconded by R. Gomersall, and unanimously approved. Special permit granted. <br />5. J. Butchart, 26973 Kennedy Ridge Ext. <br />Request for variance (1133.13). Request-4' rear yard variance for addition. <br />Violation of Ord. 62-33, Section 1163.01. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. and Mrs. Butchart. Board has no problem with re- <br />quest. R. Gomersall moved to grant the 4' rear yard variance for the ad- <br />dition for Mr. and Mrs. Butchart, seconded by E. Graves, and unanimously <br />approved. Variance granted. <br />6. Wade and Lynn Leonard, 5251 E. Park Dr. <br />Request for variance (1133.13). Request 208 sq. ft. variance 2'8" height <br />variance and location variance for tool shed (existing sheds to be removed). <br />Also request 78 sq. ft. variance for garage area. Violation of Ord. 62-33, <br />Section 1151.04-C. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. and Mrs. Leonard who explained that they now have <br />three sheds and want to consolidate into one shed. They have over one acre <br />of land. This is a kit for a garage, but there will be no drive, door has <br />been relocated to the side. Board is concerned since this is actually a <br />garage with a garage door. The height is a problem. Mr. Leonard agreed to
