. z .- . :. .. .. . ...:: ?_
?, .
BOARD OF ZONING APPEALS AUGUST 7, 1985 PAGE 4
dwelling (front set back over 70' and 3 houses on one lot). Special
permission required Ord. 62-33, Section 1231.02.
Chairman Remmel called all interested parties before the Board. The oath
was, administered to Mr. and Mrs. 4ieiiidelzk Board agreed that this is an *Varga
improvement to the property. C. Remmel moved to grant the special permit
to construct a roof over the patio on the non-conforming dwelling, seconded
by E. Graves, and unanimously approved. Special permit granted.
11. Steve Urbansky, 4775 Martin Dr. .
Request for variance (1133.13). Request 286 sq. ft. variance for garage
area. Violation of Ord. 62-33, Section 1151.04-C. J
Chairman Remmel called all interested parties before the Board. The oath
was administered to Mr. Urbansky and Mr. Brannon, a neighbor, who is in
favor of the variance. This is a three car garage with one section 15'
high. There are only two garage doors (classic cars will be parked behind
one another); this plan enables them to save some trees on lot. They are
not planning a second floor on higher part of garage, they might put ply-
wood down and use for some storage. Board has concerns that some day,
garage might be used to repair trucks. This is an extremely large lot and
Board has not problem with size, but does have concerns with the height (a
larger variance would be required for two stories). E. Graves moved to
grant the Urbansky's request for 286 sq. ft, variance for garage area
and that the construction be limited to a one story, one floor building and
that any upper portion be designed in such a way so that a floor cannot be
added to it and that all overhead type entrance doors be limited to no more
than 8', seconded by R. Gomersall, and unanimously approved. Variance
granted.
2. Marathon Petroleum Co., Lorain and Butternut Ridge.
Request for variance (1133.13). Request 35' front set back variance (on
Lorain) for canopy. Violation of Ord. 62-33, Section 1174.02. Also re-
quest 8.5' side set back variance (on Butternut Ridge Rd.) for canopy.
Violation of Ord. 62-33, Section 1174.02. (Variance denied August 1, 1984.)
Chairman Remmel called all interested parties before the Board. The oath
was administered to Scott Kacirek, operator of the station and Mr. Beardslee
and Mr. Barber of Marathon Oil Co. Request is for a 30' by 52' canopy, 17'
tiigh. This request is differnt from the one last year since new pumps
will be installed (former request was for 20' front set back variance off
Lorain and an 18' set back variance off Butternut Ridge)". Mro Remmel
questioned why canopy is set so far away from building, if canopy were
moved back a smaller variance would be required off Lorain Road. Board
discussed sending proposal to Planning Commission for their recommendations.
If canopy is moved back, some variance would still be required. Iteawas
ls
decided that appellant could return to the next Board of Zoning App
with an altered plan. The developer withdrew his proposal'.
3. Clark Oil and Refining Corp., 28925 Lorain Rd.
Request for variance (1133.13). Request 42`6" front set back variance for
canopy. Violation of Ord. 62-33, Section 1174.02. (Variance denied
August 1, 1982.) (Variance granted July 16, 1982 expired).
