\ <br />! <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - FEBRUARY 6, 1985 <br />Chairman Remmel called the meeting to order at 7:30 p.m. <br />Present: R. Bugala, R. Gomersall, and C. Remmel <br />Absent: E. Graves and J. Helon <br />Also Present: Law Director M. Gareau, Building Commissioner E. Gundy, <br />and Recording Secretary B. Oring <br />Ground Round Restaurant (Artkraft, Inc.), 24250 Lorain Rd. <br />Request for variance (1133.13). Request 64 sq. ft. variance for pole <br />sign. Violation of Ord. 62-33, Section 1221.06-4. (Continued from <br />January 2, 1985). <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to the manager of the Ground Round who explained that <br />they would be replacing the entire sign which is more in keeping with <br />their new image. This is a standard sized sign, but he thinks that they <br />might be able to get a conforming sign. Board agreed that sign should <br />be conforming. R. Bugala moved to approve the variance for 64 sq. ft. <br />for the pole sign for Ground Round, seconded by C. Remmel. Roll call on <br />motion: R. Bugala, C. Remmel, and R. Gomersall, Nay. Motion failed to <br />pass. Variance denied. <br />1. Pauline Pawlecki, 24020 Elm Rd. <br />Request for variance (1133.13). Request 5'6" variance for distance between <br />house and addition (existing addition to be removed). Violation of Ord. <br />62-33, Section 1151.04-C. Also request special permit to add to nonconform- <br />ing dwelling (front set back). Special permission required Ord. 62-33, <br />Section 1231.02. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Pickersgill, the contractor, who explained the <br />proposal to tear down the present rear addition and rebuild in line with <br />the house. Board thinks that perhaps garage should be torn down and re- <br />built. Mr. Pickersgill stated that he is going to refurbish the garage <br />(new roof, doors, gutters, and painting and reinforce interior walls with <br />,plywood). Building Commissioner Gundy advised that this is a community <br />development project and house is badly in need of repair. Board agreed <br />that garage must be refurbished within 90 days after addition is completed <br />or it must be condemned, and they requested that Mrs. Pawlicki be notified <br />of this. R. Bugala moved to grant the 5'6" variance for distance between <br />the addition and the garage and that the existing addition is to be re- <br />moved, and also provide for a special permit to add to a non-conforming <br />dwelling based on the premise that upon the completion of the addition <br />that within 90 days, the garage be rehabilitated to the standards estab- <br />lished by the Building Department, and if not that comdemnation proceed- <br />ings will be initiated, seconded by R. Gomersall, and unanimously approved.
