<br />'L . <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - MARCH 12, 1985 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present: B. Gorris, T. Morgan, E. Traczyk, J. Brown, and J. Burns. <br />Absent: J. Wixted <br />Also Present: Law Director M. Gareau, Building Conunissioner E. Gundy, <br />City Engineer J. Schaller, and Recording Secretary B. <br />Oringo <br />II. REVIEW AND CORRECTION OF MINUTES: <br />T. Morgan moved to approve the Minutes of February 26, 1985, as submitted, <br />seconded by B. Gorris, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Biskind Development Co., South side of Country Club Blvd. (between <br />Victoria Plaza and I-480). <br />Preliminary plans to construct motel in Mixed Use District. (Referred <br />by Council January 2, 1985 - continued by Planning Commission on Jan- <br />uary 8th and withdrawn by developer from January 22nd agenda. <br />Mr. Kanareff, Engineer, explained that plans has been revised slightly: <br />motel has been re-positioned but is still at easternmost portion of <br />the site; they are now planning two phases, phase 1 will consist of <br />110 room motel (possibly with a coffee shop) and a two story, 74,000 <br />square foot office building (original proposal was for a motel in the <br />first phase and two office.buildings (one 6 floors and one 4 floors, to <br />be built later); phase 2 will be a second two story, 60,000 square foot <br />office building. It was pointed out that the developer has purchased <br />another parcel of land on Country Club Blvd. east of this parcel but it <br />is not contiguous, however, this parcel is being studied in conjunction <br />with these plans. It was explained to the adjacent property owners <br />that Ordinance 85-7 had been passed and that it now permits the motel <br />and other General Retail uses in the Mixed Use District (however, <br />they must be part of the total development of 10 acres or more) and <br />that under the previous ordinance the only building permitted would <br />be high rise office or apartment buildings. Neighbors viewed the plans <br />and are concerned about fumes from diesel trucks which might be allowed <br />to run for long periods of time; they would like an ordinance passed <br />forbidding this. They would also like these buildings moved as far <br />away from residential property as possible (they were,told that this <br />might make parking area closer to their homes and might not be to <br />their advantage). Neighbors also expressed concern about the congested <br />traffic conditions on Country Club Blvd. and the impact of this de- <br />velopment might have on traffic conditions.
