C ? ) <br />? M <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - JUNE 11, 1985 <br />1. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present.: B. Gorris, T. Morgan, E. Traczyk, J. Wixted, J. Brown, and J. Burns. <br />Also Present: Law Director M. Gareau, Buildirig Commissioner E. Gundy, <br />Councilman Ta:llon, and Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Brown moved_to approve the Minutes-of May 28, 1985 as presented, <br />seconded by E. Traczyk, and unanimously approved. <br />III:-- BUILDING-DEPARTMENT REQUESTS: <br />1) Biskind Development Co., south side of Country Club Blvd (between <br />Victoria Plaza and I-480. <br />Submission of proposal for detailed development plans known as parcel <br />"C" and including office building and hotel, as required in Section <br />1204.02. (Preliminary plans heard by Planning Commission March 12, 1985) <br />Mr. Carlisle, representing the developer, and Mr. Kanareff, engineer, <br />presented two site plans; one showing the site with conforming size_ <br />parking spaces, and the other showing the site with smaller spaces and <br />including more landscaping. They will be requesting a variance from <br />the Board of Zoning Appeals for 8.5' by 18' spaces (9'-by 20' are re- <br />quired); number of spaces and aisles will conform. They are asking for <br />referral to the Architectural Board of Review and approval of the <br />detailed development plans contingent upon the variance being granted <br />by the Board of Zoning Appeals. Mr. Jackman, traffic engineer, pre- <br />sented studies-based on the fact that automobiles, both full and mid- _V__ <br />sized, are smaller now than in the 1970's when the Ordinance was passed and that todays cars will have as much space in these spaces as the s-/5s_ <br />older cars had in the conforming spaces. Parking space size requirements <br />have been changed in other parts of the country.-e Mr. Carlisle explained /? Sl <br />they would like to test the smaller spaces, but will be holding Iand- q <br />scaped area so that if plan does not work out, they can rearrange the <br />parking and enlarge the spaces. They prefer the smaller spaces in order <br />to create more landscaping on the site, however, it would not be to <br />their advantage in leasing office space if parking were a problem. This <br />could also be a test area for the city. Office building will still be <br />two stories, however, the Hampton Hotel, will now be 5 floors with 109 <br />rooms (original proposal was for four floors and 110 to 120 rooms). <br />Perimeter of the hotel will be smaller, inorder to have more landscaped <br />areas.
