Morgan moved that the <br />proposal to construct a truck dealership by Halleen Chevrolet, located on the south side of Lorain Rd., west of 27845, be approved as shown, in-. <br />cluding the comments of the Architectural Board of Review and with the <br />r.ecommendations that the present and proposed paging system be replaced <br />with a beeper, and not be mounted on poles; with the recovnnendation that a <br />backup system be provided of some kind with the approval of the Engineer- <br />ing Department for. the sump pumps in the event of a power failure pr Q-- <br />vidirig-. the retention system has to be pumped north to Lorain; and we <br />would like Council to pay particular attention to Ord. 77-126 when they <br />are considering the paging system so that they are aware of the legal <br />ramif icat3ons of their decision;.and we also recommend that a privacy <br />fence be installed from the northern most portion of the house on the <br />western property to twenty feet beyond the southern part of the house on <br />the western property be provided, seconded by J. Burns, and unanimously <br />approved. . . <br />7) E. J. Knopf, 4863 Dover Center <br />Change of occupancy.from residential to office use and review of site <br />plan. <br />Chairman Burns stated that address on agenda should be 4863 Dover Center <br />Road. Mrs. Knopf explained that the existing house will be used for a <br />Financial Service office with two or three associates and two employees. <br />There will be no exterior changes except for the entrance. Parking lot <br />will be concrete and number of spaces conform to code, there would be <br />room for additional parking if necessary. Retention system is planned <br />and landscaping will be installed. J. Wixted moved to approve the pro- <br />posal to change the occupancy and use for the parcel at 4863 Dover Center <br />Road from a residential to commercial use and the approval of the site <br />plan as submitted based on Engineering's approval of the drainage and <br />water retention, seconded by J. Brown, and unanimously approved. <br />8) Rini's Stop and Shop, 26035 Lorain Rd. <br />Proposal to construct.addition to rear of store. <br />It was pointed out that addition to the rear instead of in,the side set <br />back now conforms to suggestions made by Planning Commission previously. <br />Mr. Draeger, the architect, explained that some parking spaces will be <br />lost, but number of spaces will still conform. All materials will match <br />the existing building. Front of building will be altered to include a <br />4' skylight. Mechanical units will be in basement, except for one con- <br />densor which will be on roof. Loading dock will be 20' from side property <br />line and lighting will be on rear of building. Mr. Morgan stated that <br />since this is basically what Planning Commission suggested when proposal <br />was studied.before (addition to the side) and since that proposal went <br />to the ArchitecturalBoard, he does not believe that it is necessary to <br />refer proposal to the Architectural Board of Review. T. Morgan moved <br />that the proposal to construct an addition to the Rini's Store, Stop and <br />Shop, at 26035 Lorain Road be approved as submitted, with the stipulation <br />that any new or existing mechanical units must be screened, seconded by <br />J. Wixted. Roll call on motion: Morgan, Wixted, Gorris, and Brown, Yes. <br />Mr. Burns, No. Motion passed.
