PLANNING COMMISSION SEPTEMBER 10, 1985 PAGE 2 <br />because of west bound traffic. Fire Department has no objection but <br />questioned why the water line for the fire hydrant is coming off the <br />Lorain Road main. It was noted that access must be provided for fire <br />equipment. Commission has concerns regarding the traffic in the area. <br />Assistant Law Director stated that Planning Commission could approve <br />the Lorain Road access temporarily with condition that drive come off <br />SR 252 when that road is completed. It was noted that there is no <br />definite date when relocated 252 would be started. Mr. Bender, the <br />architect for the developer, stated that the developer has complied <br />with the requests of John Knox Church, and will comply with the re- <br />quests of the Architectural Board regarding screening of dumpsters <br />and installing underground electr.ical service. He noted that the <br />developer has the right to develop his property and that the set backs <br />do conform to the Zoning Code requirements for a corner lot and that <br />since the Church is not on a corner property, it must observe the 50' <br />set back. Commission would like to continue proposal until a traffic <br />stud.y could be made. City Engineer Schaller:will get traffic count <br />information from O.D.O.T. or.N.O.A.C.A. Even if the 60 day limitation <br />on the review has expired, Mr. Dubelko stated that there should be no <br />problem since there is no one present with the authority to agree to <br />an extension; since Planning Commission was on vacation for August; and <br />since the representative did not appear at the first Architectural <br />Board meeting for which he was scheduled. Proposal can be continued <br />until the next meeting when the developer can be present and, if pos- <br />sible, the traffic study can be presented at that time. T. Morgan <br />moved.to continue the Hennie Homes proposal to construct'a retail build- <br />ing, west of 25200 Lorain Road, until the next meeting and during that <br />period of time, I would like to ask Mr. Schaller to look into what data <br />is available, and what additional studies could be and should be under- <br />taken to abide by the request relative to the traffic flow and hazards <br />that were addressed by Captain Krynak of the Safety Department; and <br />at the next meeting, should there be additional information required, <br />that sufficient time be alotted to conduct a survey of this kind, and <br />we ask that the developer allows an extension of this proposal to be <br />able to obtain that informatiori, seconded by E. Traczyk, and unanimously <br />approved. <br />1) Hennie Homes, 28867 Lorain Rd. <br />Proposal to construct office-shopping complex <br />(Heard by the Architectural Board of Review on August 21, 1985) <br />Plans reflect the changes requested by Planning Commission: parking has <br />been moved 20° away from residential property line, 8' high Austrian <br />pines will be planted along rear fence, lighting is shown on 12' poles, <br />dumpster is shown on plans, driveways have been widened, and location <br />of ditch is shown on plans. Fire Department stated that access to <br />fire equipment must be provided around all buildings and an adequate <br />water supply, as per City Ordinance, must be provided. Police Depart- <br />ment has no problems with plans except that handicapped parking is not <br />provided. 'Ihe Architectural Board had approved the plans as submitted. <br />J. Brown moved to approve the Hennie Homes proposal to construct a office- <br />shopping complex at 28867 Lorain Road, incorporating the requirements <br />of the Fire Department as stated in the Safety Department report, sec- <br />onded by E. Traczyk, and unanimously approved.
