Traczyk, and unanimously <br />approved. . <br />2) Jee George, 24532 Lorain Road <br />Change of-occupancy to use existing building as an auto body shop <br />and proposal to construct an addition. <br />(Heard by the Architectural Board of Review on October 16, 1985). <br />Mr. G. Draeger, architect,presented revised plans with some slight re- <br />visions: some additional landscaping will be included, the dumpsters <br />will be screened, trim will be added to the existing building. Safety <br />Department report fias not been recieved; this will be forwarded directly <br />to tfie BZD Committee. Architectural Board had required screening of <br />the mechanical units on all sides and'this screening must_.be returned- <br />to them for r.eviev. Commission discussed existing two.curb cuts and <br />would like the developer to consider eliminating one curb cut and in---- <br />stall one driveway for ingress and egress: Mr. Draeger'stated that <br />this migfit present a problem with towing cars, however, he will discuss <br />it witfi the owner. B. Gorris moved to approve the Joe George-change of <br />occupancy and alteration to-'the existing building as presented with the <br />recommendations of the Architectural Review Board, and as an additional <br />note we would like to have tfie developer consider whether or not this <br />parcOl• can be developed with one curb cut rather than the existing two <br />curb cuts, seconded by T, Morgan, and unanimously approved. 3) Sohio-Fro Care; 4710- Great. Northern=Blvd: (formerly-Super-ior-=Muffler) <br />Proposal foT addition and alteration- to- front--of proposed-automobile <br />repaiz shop. <br />(Heard by Architectural Bo.ard of Review on October 16, 1985) Architectural Board of Review had approved as submitted with the provi- <br />sion that if the roof top mechanicals are revised,-they must.be screened <br />(existing mechanicals are not visible now).. Mr. Mongello, architect, <br />explained that the units would not be replaced. Mr. Fillingim of Sohio <br />explained that this auto repair shop would be open from 6:00 a.m. to <br />10:00 p.m, during the week and from 8:00 a.m. to 5:00 p.m. on Saturday. <br />The Commission has no problem with the proposal. J. Brown moved to <br />approve the Sohio Pro Care alteration to the front of the proposed auto- <br />-mobile repair shop at 4710 Great Northern Blvd (formerly Superior Muffler) <br />witfi the stipulation that if the roof mounted mechanical equipment is <br />changed, they will follow the Arcliitectural Board of Review's recommen- <br />dation tha.t they Tie screened, seconded by E. Traczyk,. and unanimously <br />approved. <br />4) Hoty Enterprises, approximately 24363 Lorain Road <br />Proposal to construct a two story office/shopping complex. (a one story <br />shopping center, Victory Plaza, was approved by Planning Commission <br />rtay 28, 1985). <br />Mr. G. Draeger explained that this is a revised proposal with retail <br />units on the first floor and office space on the second foor and will <br />replace proposal approved.-by the Commission on May 28th for a one floor
