Burns
Also Present: Assistant Law Director Dubelko, Building Commissioner E.
Gundy, City Engineer J. Schaller, Councilman Bierman, and
Recording Secretary B. Oring
II. REVIEW AND CORRECTION OF MINUTES:
T. Morgan moved to approve the Minutes of October 22, 1985 as presented,
seconded by E. Traczyk, and unanimously approved.
III. BUILDING DEPARTMENT REQUESTS:
1) Country Club Condominium Association recreational area, located off
Country Blub Blvd, adjacent to Great Northern Village Apartments
and to rear and side property lines of property facing Whitethorn Ave.
Proposal to relocate recreational area (clubhouse, pool, tennis courts).
Variance granted October 2, 1985.
Mr. B. Weisenthal of Biskind Development explained plans. Recreational
area will be relocated on two acres in a residential area, use is permit-
ted, however, a variance was granted for the clubhouse which will be less
than 200' from a residential lot line. Another variance was granted for
an 8` fence around the property and a 10' fence around the tennis court.
Access to property is through a driveway off Country Club Blvd. and has
a perpetual easement. Clubhouse will be a one story building, parking
conforms to code, fence is shown on plans as 10' (variance was granted
for an 8' fence, except for tennis courts), a brick wall was requested
by Great Northern Village Apartments and is shown on plans on property
line adjacent to the apartments. Parking area and tennis courts were
switched so that tennis courts are adjacent to the apartments. Neighbors
viewed plans. Mr. Landisman of Great Northern Village Apartments is
satisfied since their requests have been met. Mr. and Mrs. Pekar, adjoin-
ing neighliors questioned the gas line easement which they thought was
on the property and which they had brought to the attention of the City.
It was explained that the 40' easement is not on this property. The
Pekarts objected to the 195' variance that was granted (off Great North-
erns Village property line) and expressed displeasure that the City
would approve this proposal. They objected that since party room and
pool can be rented until 1:30 a.m., the chain link fence proposed will
not stop noise, that litter can be thrown :R?i. their property, and that
lights, not shown on this plans, could be disturbing. The neighbors
further disagreed that this proposal would alleviate the problem of
young people gathering, since they will just move over to adjacent
vacant 1and. Mr. Pekar advised if he had any of the above problems he
intends to ca11 police. Ms. Grimes and Mr. Homolka representing the
