<br />' Y <br />- PLANNING COMMISSION NOVEMBER 12, 1985 PAGE 2 <br />Condominium Association advised that the green screening now on the <br />present chain link fence will be installed at this location; there will <br />be lighting similar to what is at the present area; as many trees as <br />possible will be saved; clubhouse can be rented until 1:30 a.m., but <br />pool is usually rented until midnight and guards must be hired; also <br />this pool is smaller and there is no diving area; dumpster is shown on <br />plan, but the present dumpster is portable and is now kept in a garage, <br />and they may continue this practice. Commission discussed type of fenc- <br />ing. Mrs. Brown suggested continusng, the brick wall or installing a <br />solid board on board fence in some type of treated wood. J. Wixted <br />moved to refer the. Country Club Condominium Association recreational area proposal, located off Country Club Blvd., adjacent to Great Northern <br />Village Apartments to the Architectural Board of Review for their review, <br />and also to note that it would be the recommendation of this Commission <br />that the proposed 8' chain link fence surrounding the outer perimeter of <br />the recreational facility be of a wood structure rather than chain link <br />to grant additional privacy both to the people who will be using the <br />pool as well as the residents surrounding the facility and we would <br />appreciate any suggestions regarding appropriate buffers„ in particular <br />the proposed wood fence, and taking into consideration aesthetics, acous- <br />tics, security, and privacy and to refer this proposal to the Safety De- <br />partment for their input and to refer to the Engineering Department re- <br />garding drainage, pool filters, etc., seconded by T. Morgan, and unani- <br />mously approved. <br />2) Biskind Development Co., property located south of the existing Great <br />Northern Shopping Center extending to Country Club Blvd. <br />Proposal to extend Great Northern Shopping Center. <br />Building Commissioner Gundy explained this would be an 111,450 sq. ft. <br />shopping center, required parking is 611 spaces, and they are providing <br />627 standard size spaces, handicapped spaces are shown on plan. This <br />section of the center will extend south from the arcade of the existing <br />one. Rear of center is on Victoria Lane, the northern part of which is <br />not dedicated right of way. Mr. Weisenthal, of Biskind Development Co., <br />explained that water and sewer lines are loCated on a section of land <br />adjacent to the shopping center which will not be developed until later <br />(being held for a proposed restaurant) andthese lines will be relocated <br />later; gas line is located where it will not have to be moved. Rear of <br />plaza faces condominiums on Victoria Lane and Mr. Weisenthal described <br />plans for screening: 6' high screen walls will be installed in front of <br />dumpsters; small mounded berms in tree lawn area are to be placed in front <br />of parking areas (no landscaping is shown on plans for these berms); <br />some landscaping is being planned for the west side of the street <br />(condominium property) in cooperation with the condominium association. <br />A traffic impact analysis for this proposal had been submitted to the <br />Commission previously. Although this proposal has it own separate <br />parking, Mro Gorris has frequently expressed his concern regarding <br />the number of parking spaces for the entire shopping center and on sev- <br />eral occasions has requested a complete survey of this parking. <br />Chairman Burns would like this report prior to the final approval of <br />this project. Mr. Burns also questioned if there was a need for another
