He was advised that no fence was planned, land- <br />scaping would be mounded in 57' rear buffer area. He has problems <br />now with people cutting through and with this being opened up it <br />will be an even greater problem. He would like an 8' to 10' fence <br />at rear property line. Mr. Carlisle stated that if this happens <br />they would have security patrol the area. This.is not acceptable <br />to Mr. Frick. This issue should be taken up with Planning Commis- <br />sion. Mounded landscaping will be formal. Mechanical units on the <br />office building will be placed on middle of roof which has a 6" <br />pitch and will be screened with a 30" grill type red screening. <br />Hotel will have individual units for the guests_' rooms and some <br />mechanical units for the public areas on the roof. S. Ebin moved <br />to approve the plans as submitted, seconded by M. Case, and unani- <br />mously approved. ' <br />a) Ernest Nemeth, approximately 29328 Lorain Rd. <br />Proposal to construct strip shopping center <br />Heard by Planning Commission May 28, 1985. <br />(Heard at this point). <br />Mr. Nemeth and the architect, Mr. Solte,explained plans. There can <br />be 3 to 6 units in building; three external doors are planned, pos- <br />sibly all glass (1 door will serve 2 units with a vestibule). Build- <br />ing will be jumbo brick (utility size) in earth tones, with bronze <br />aluminum trim, clear glass windows, sign panel will be brownish <br />rough sawn cedar, mansard roof will be galvanized steel with a bronze <br />baked enamel finish, either 4" or 12" ribbed. Three mechanical units <br />are on roof and because of slope of roof could not be seen from the <br />street; could be seen from rear property (vacant now, but has frontage <br />on Lorain also). Board discussed possibility of screening rear, <br />several suggestions were made. Seven foot landscape buffer is to be <br />grass only. Board would like some plantings. Building will have <br />light fixtures mounted on each pylaster in 'front; on wall in rear; <br />and under soffit to light signs. Illuminated sign will be in land- <br />scape buffer; Board advised that this sign should be wired from under- <br />ground. Dumpster will be located in rear at corner of property. S. <br />Ebin moved to approve the plans providing that the roof mounted mechan- <br />ical equipment is completely screened by a horizontal line in any <br />direction at the rear and this screening must be submitted to this <br />Board for approval and pro.viding that, in addition to grass, there <br />be at least some shrubs and possibly a few small trees in the land- <br />scaped area, seconded by M.
