Mr. Halleen explained that a new paging system will be <br />installed at this location and their existing location across the street. <br />Under the old system a11 calls and music were directed both inside and <br />out, under this system paging wi11 firsti be directed inside the building, <br />and only if necessary will the page be directed to the outside 1ot. A six <br />foot solid wood fence (the same type as Pizza Hut has) wi11 be installed <br />adjacent to residential property on east and south line and a chain link <br />fence will be installed on the west line. A five foot grass strip will be <br />planted inside fence. A 7' front grass strip is.shown on plan. The devel- <br />opers were reminded that a 10' front landscaped area was required by the <br />Board of Zoning Appeals.as a condition of their variance. Because of the <br />nature of their business, this will be planted with grass. Board questioned <br />the vegetation mentioned by Planning Commission. Mr. Geiser stated that - <br />the neighbors had preferred the solid fence and that there was existing <br />tall vegetation between the fence and the residential property. Dumpster <br />is located on grass area in rear of building. Building will be a buff <br />tone metal siding with dryvit type facia which will conceal gutters; roof <br />is a brown wood tone asphalt; window trim will be brown;and gutters and <br />doors will match the siding. No mechanical units are on roof. No signs <br />are to be presented at this time. General Motors standard sign will be <br />pre'sented later. S. Ebin moved to approve the plans as submitted, seconded <br />by R. Mongello, and unanimously approved. <br />5) Pizza.Hut (Simmons and Assoc.), 27845 Lorain Rd. <br />Proposal to construct addition to the rear for refrigeration and storage. <br />Mr. DeAngelis presented.plans for addition.which wi11 match the existing <br />building that is partially brick and rough sawn cedar in an almond color. <br />No mechanical units are shown.on plan; there are units on roof of existing <br />building. If there are going to be any mechanical units they must be <br />screened. If uni.ts are placed with existing units, Board would like all <br />of them screened.at that time. S. Ebin moved to approve the plans as sub- <br />mitted with the under.standing that there is no mechanical equipment on <br />the roof, and if there is, it must be screened with some appropriate <br />screening so that it is scr.eened in all directions in any horizontal line, <br />and that screening be submitted to the Board for approval, seconded by <br />R. Mongello, and unanimously approved. <br />6) Hennie Homes (A.C.
