Original plans called for a one story retail <br />building on the front of the property and a two story office building in <br />the rear, This building wi11 be moved back 40', parking for stores will <br />be in front and parking for offices wi11 be in the rear, Access drive <br />opposite Walter Road wi11 be signed and curbed to indicate right turn, <br />entrance only,as previously approved by the Safety Department. Building <br />wi11 be off white split face block; sign panel will be cream colored panel <br />15; dark bronze aluminium trim around windows and doors; canopy roofing will <br />be blue; mechanical equipment screening on roof will be white metal. One <br />condensing unit at grade will not be screened, Signage on building will <br />be for retail units, no signage will be provided for offices, There may <br />be a ground sign proposed later for the stores. Tree lawn will be either <br />green or red lirick pavers. Four honey locust trees will be planted in <br />front landscaped area. C.E.I. lights will be installed in parking area <br />and all wiring wi11 be underground, S, Ebin moved to approve plans as sub- <br />mitted, seconded by M. Case, and unanimously approved. Mr. Ebin again stated <br />that the developer make sure that all mechanical units on roof be screened <br />high enough to be screened from a horizontal line. <br />li) SuperAmerica (Ashland Oil Co.), 24046 Lorain Rd. <br />Proposal to add to existing canopy, remodel building facia, and add third <br />island at rear of station. (Heard by Planning Commission October 22, 1985). <br />Mr. Don Human from Ashland Oil advised that existing chain link fence will <br />be replaced with a 6' high cedar board on board fence, an opening will re- <br />main in order to allow employees to park in rear; adjacent land to the rear <br />is vacant. Existing facia on canopy and building will be replaced with a <br />sand spray aggregate (more like gravel); canopy will be extended and new <br />posts will match the existing posts. One existing building sign will be <br />removed and four internally illuminated canopy signs will be installed on <br />east and west sides of canopy; one building sign will be illuminated and <br />two will not be lighted; air tower will be relocated to side of building. <br />S. Ebin moved to approve the plans as submitted, seconded by M. Case, and <br />unanimously approved. <br />c) Country Club Condominium Association recreational area, located on Country <br />Club Blvd., adjacent to Great Northern Village Apartments and to rear and <br />side property lines of property facing Whitethorn Ave. <br />Proposal to relocate recreational area (clubhouse, pool, tennis courts). <br />(Variance granted October 2, 1985) (Heard by Planning Commission November <br />12, 1985). <br />Mr. R. Carlisle and Mr. R. Cowan from Biskind Development, Mrs. Grimes of <br />the Country Club Condominium Association, Mr. Landisman of Great Northern <br />Village Apartments, and Mr. Pekar, an adjacent neighbor, were present. <br />Mr. Cowan presented rendering of 72' by 30' one story club house, which <br />will be a redish (salmon colored) brick to sill height; there will be wood <br />sliding windows and door; panels adjacent to windows will be an off white <br />sand finish textured dryvit type material; roof will be brown fiberglass <br />shingles with an overhang. All mechanical units will be enclosed within <br />the building. Eight foot brick wall extends from rear wall of building
