An 8' board on board wood fence (probably <br />redwood or cedar natural finish) surrounds the remainder of the property <br />(except for driveway and parking area) and is also shown as 5' from <br />residential property line allowing room for maintenance of fence. Mr. <br />Pekar, whose property abutts this fence, prefers this since it will save <br />three evergreens on his property line; he also stated that he has been <br />cutting the grass there now and will continue to do this. Six foot <br />chain link fence will surround the pool and may be screened with green <br />material and tennis courts will be surrounded with a 10' chain link <br />fence. There is an existing fence on Great Northern Village Apartment <br />property and could leave a gap which could be used as a pathway on the <br />southeast corner of the property (children use this area as a short <br />cut to school). If there is a space left, the developer will enclose <br />it, probably with bushes. As many trees as possible will remain. No <br />lighting is shown on plan but all lights will be down lights for parking <br />lot, building and pool. No exterior sound equipment is planned, S. <br />Ebin moved to approve plans as submitted and as proposed, seconded by <br />M. Case, and unanimously approved. <br />d) Biskind Development Co., property located south of the existing Great <br />Northern Shopping Center extending to Country Club Blvdo <br />Proposal to extend Great Northern Shopping Center. (Heard by Planning <br />Commission November 12, 1985). <br />Mr. Carlisle explained the plans for a strip shopping center on parcel <br />"D": exterior of building wi11 be mostly dryvit in pastels with a sand <br />finish, with some accent colors mostly on the painted surfaces, ceramic <br />base on lower part of building will be a dark green. Arcade will run <br />the length of the strip and a temporary arcade will be built where pro- <br />posted reataurant is planned adjacent to existing strip. Grass plaza <br />area is planned east of proposed restaurant site for some type of out- <br />door activities. Mechanical units will be screened, but type of screen- <br />ing will be determined later and resubmitted. Electrical service will be <br />underground. .Rear of building will be mostly an off white dryvit, how- <br />ever, the west and north wall of the major tennant area will be buff <br />split face block. Rear lighting has been designed so it will not shine <br />onto adjacent condominium property. Berms in front of rear service area <br />(facing condominiums) will be mounded and landscaped; dumpsters wi11 be <br />screened with walls. S. Ebin moved to approve plans as submitted pro- <br />viding that all of the mechanical equipment on roof is screened by a <br />horizontal line in any direction and that screening be submitted to the <br />Board with the understanding that construction can start prior to this <br />Board'sreview of the screening, seconded by M.
