BOARD OF ZONING APPEALS APRTL 4, 1984 PAGE 3 <br />Request for variance (1133.13). Request 81 variance for frontage of lot on <br />parcel 040 and 8.71' variance for frontage of lot on parcel 041 in order <br />to re-subdivide lots. Violation of Ord. 62-33, Section 1157.01A. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Kilbane, his son, J. Kilbane, and Mr. and Mrs. <br />Elliott. It was explained that variance is great than the original request <br />? and that request has been amended to read 18' and 18.75 variance. Property <br />is in "B" residential area. Building Commissioner explained that 10,850 sq. <br />ft. are required and both lots are in excess of 22,000 sq. ft. and that a <br />conforming house could be built within the 50' to 70' front set back. Mr. <br />and Mrs. Elliott would prefer that the house be set back so that it would <br />be more or less in a line with their house which is approximately 100' from <br />the right-of-way. Mr. Kilbane stated that he would prefer this. C. Remmel <br />moved to grant the variance based on a set back for both lots to be within <br />25' of the set back of the Elliott home located on 3641 Columbia Rd. and <br />that both drives be on-the south side of the lots, seconded by R. Bugala, <br />and unanimously approved. Variances granted. 7. Zayre Department Stores, 25999 Lorain Rd. <br />Request for variance (1133.13). Request 51.5' variance to replace faces on <br />11pole sign (existing sign is 5' x 22' - to be replaced by sign 8' x 25'). <br />L/? Also request variance to use non-conforming pole sign (location of sign and <br />more than 1 pole sign on property). Violation of Ord. 62-33, Section 1221.06. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to B. Hollenbeck, sign contractor, and D. Smith of Zayres, <br />and G. Richland of Great Northern Properties. It was explained that they <br />want to replace their existing sign with a larger sign with their new logo. <br />These are standard signs and they do not carry a 5 x 22' sign. Mr. Doyle <br />stated that eventually they will be reducing the size of the building sign. <br />Building Commissioner Gundy advised that they can replace the sign with a <br />5` x 22' sign without a variance. Board.agrees that a bigger sign is not <br />necessary and they can have a smaller sign made. C. Remmel moved to grant <br />the variance to replace the face on the existing sign with an eight by <br />twenty five foot replacement, seconded by E. Graves. Roll call on motion: <br />Remmel, Graves, Bugala, and Horvath, Nay. Motion failed to pass. Variance <br />denied. <br />8. Shorewest Construction Co., sublot 48 Saw Mill Circle <br />Request for variance (1133.13). Request 9' rear yard variance to construct <br />, 1house. Violation of Ord. 62-33, Section 1163.01. <br />V <br />Withdrawn by developer. House will now conform. <br />2. Fre/d Astaire Dance Studio, 26406 Lorain Rd. (Heard at this point) <br />Request for variance (1133.13). Request variance to use non-conforming pole <br />?"/s ign (3 pole signs on property and location of Sign). Also request 92 sq. ft. <br />- variance for total sign area. Violation of Ord. 62-33, Section 1221.06. <br />No representative present. R. Bugala moved to grant the variance, seconded <br />by E. Graves. Roll call on motion: Bugala, Graves, Horvath, and Remmel, <br />Nay. Motion failed to pass. Variance denied. Mr. Remmel requested that
