BOARD OF ZONING APPEALS MARCH 7, 1984 PAGE 2 <br />for years. Mr. Bugala stated that he saw no need for a 6' fence regard- <br />less. R. Bugala moved to grant the 1' variance for the fence, seconded by <br />C. Remmel. Roll call on motion: Bugala, Graves, Horvath, and Remmel, Nay. <br />Motion failed to pass. Variance denied. <br />4. Edward J. Newell, 31040 Lorain Rd. <br />Request special permit (front set back) for change of occupancy_ (interior <br />alteration from residential to commercial). Special permission required <br />Ord. 62-33, Section 1231.02 B-3. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to Mr. Wright, contractor, Mr. Newell, owner, and Mrs. <br />Schubart, the neighbor to the rear. It was explained that there would be <br />interior alterations only for a sales office in what is now a residential <br />house. Parking will be in the-rear; wooded area will not be disturbed at <br />present. Mrs. Schubert was not aware that Lorain Rd. was zoned for com- <br />mercial use. It was explained to her that the special permit is necessary <br />only because of the 46' front set back and that zoning is proper. She is <br />opposed to the special permit. E. Graves moved to grant the special permit <br />for Mr. Newell, 31040 Lorain Rd., seconded by L. Horvath, and unanimously <br />approved. Special permit granted. <br />5. Fairview West Partners, LTD, 24700 Lorain Rd. <br />Request for variance (1133.13). Request variance to install 2 ground signs <br />on property (no pole sign planned). Violation of Ord. 62-33, Section <br />1221.06 B-2. <br />Chairman Remmel called all interested parties before the Board. The oath <br />was administered to representative of Fairview West Partners. Board was <br />sent minutes stating that Council and Planning Commission recommends that <br />a variance be granted for 2 ground signs by the recording secretary. The <br />Board believes that Council should have communicated this information <br />directly to them,.not just through the minutes. C. Remmel moved to grant <br />the variance for a second ground sign for Fairview/North Olmsted Medical <br />Center, seconded by E. Graves, and unanimously approved. Variance granted. <br />6. George Morrow, 5533 Barton Rd. <br />Request for variance (1133.13) Request 630 sq. ft. variance for garage <br />area. Violation of Ord. 62-33, Section 1151.04-C. <br />Chairman Reuunel called all interested parties before the Board. The oath <br />was administered to Mr. Morrow and his contractor, Mr. Gemmi. Request will <br />have to be amended since plans shows a smaller second floor. Garage will <br />conform to architecture of house and will contain cars now stored in drive. <br />A letter had been submitted from Metro-parks stating that they had no <br />objections. It was pointed out that this structure is as large as some <br />houses and that there is no exact height shown on plans (approximately <br />22' to 24' high). It would seem garage would be opposite house next door <br />(belonging to Mr. Boss). Mr. Morrow stated garage would be beyond the <br />house and thought that this was a new structure (not a house) that is being <br />built.
