Traczyk, and <br />unanimously approved. <br />5) Michael J. Galati, 27539 Lorain Rd. <br />Review of site plan and proposal to convert abandoned gas station to <br />auto repair shop. <br />Mr. Galati and his attorney, Mr. Blackburn, explained that this building <br />will be used for foreign auto repair (no gas will be sold nor body work <br />done), it will be brought up to code and refurbished as explained in <br />letter submitted. Exterior of building will be repaired and repainted. <br />It was explained that the letter indicates that the southerly part of <br />the parking lot would have to be moved 10' south, this will not be nec- <br />essary, and it will not be moved. Use is permitted and will not change <br />the character of the neighborhood. Landscaping buffers will be instal- <br />led on 7' front set back and along property line abutting residential <br />area on Butternut Ridge. Asphalt area will be replaced, twelve parking <br />spaces are planned. Assistant City Engineer D. McDermott advised that <br />retention system would probably be required. J. Gibbons, Building <br />Inspector, advised that they made a list of violationsfor Mr. Galati, <br />however, it is possible thattYieme were more, since some areas were not <br />visable. Mr. and Mrs. Parsnick, neighbors to the rear, viewed the <br />plans. It was explained that shrubs were being planted, snow fence <br />would be removed, and damaged fence would be repaired, additional fencing <br />will be added at a later date, if necessary. Business will be conducted <br />52 days a week, and no cars will be parked on grass area in rear (113' <br />from building to the rear property line). Councilman Rademaker ques- <br />tioned if parking were sufficient since cars would Have to be parked <br />outside while waiting for service or parts. Mr. Galati plans to sche- <br />dule cars in for service and does not intend to park them for extended <br />periods of time. Commission decided that even though there were no <br />structural changes that the proposal should go to the Architectural <br />Board of Review, however, it could then go directly to the BZD Com- <br />mittee to expedite approval. T. Morgan moved to approve the plans for <br />the abandonded gas station at 27539 Lorain Rd. to an auto repair shop <br />as presented contingent upon refurbishing of the existing building, <br />without structural change, and the adjacent property to bring it into <br />compliance with the code and repairing of any violations as determined <br />by an inspection of the building by the Building Department and also <br />contingent upon approval by the Engineering Department with respect <br />to drainage, retention, and also contingent upon the Building Depart- <br />ment's approval of the parking. Planning Commission also refer this <br />plan to the Architectural Board of Review for any comments relative to <br />the exterior of the building and to forward same to the BZD Committee <br />for their review at their next meeting, seconded by J. Burns, and <br />unanimously approved. <br />IV. <br />NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Pheasants Walk Subdivision, Improvement Plans. Located north off Lorain <br />and east off Wellesley Ave.
