McDermott advised that no additional retention would be required. <br />There is some possibility of Ray Fogg and Gold Circle changing property <br />lines of the two parcels (no money would be involved in the trade), if <br />this does occur they will submit a new plat to the City for approval. <br />J. Burns moved to refer the Bryant and Stratton Business Institute pro- <br />posal to construct an addition to the Architectural Board of Review <br />and request that the Safety Department review the plans as to fire ac- <br />cess and that either prior to or at the time of resubmission to the <br />Planning Commission, that the platting plans be submitted for approval, <br />seconded by J. Wixted, and unanimously approved. <br />3) Gold Circle Stores, 26666 Brookpark Rd, Ext. <br />Proposal to enclose area with fence. <br />Mr. Easa representing Gold Circle Stores and Petitti Nursery explained <br />that the 30,000 sq. ft. enclosure on the easterly side of the parking <br />lot would contain nursery stock from March lst through the end of July, <br />at which time 20,000 sq. ft. would be removed leaving only a 10,000 sq. <br />ft. enclosure. An existing enclosure of about 5,000 sq. ft. will be <br />permanently removed. The front 100' of fence (facing Brookpark Ext.) <br />will be wrought iron, the rest will be a cyclone fence. There will be <br />no additional lighting. Signage will be added, but no application <br />has been made as yet. Area to the rear which will be removed will be <br />available for parking after fence is removed. Eighty spaces will be <br />lost during the season. Mr. Morgan would like to see parking evaluated <br />taking into consideration the fact that Bryant Stratton will be adding <br />spaces. J. Roberts moved to continue the Gold Circle fence proposal <br />for a parking study and more details on the temporary structure, sec- <br />onded by J. Brown, and unanimously approved. <br />4) Talan Machine and Tool Shop, located west of 31376 Lorain Rd. <br />Proposal to construct machine shop. <br />Representative had to leave meeting because of illness. Commission <br />studied plans: parking is planned.to the front and rear, building is <br />shown to be concrete block which would need approval from the Board of <br />Building Code Appeals. Because of the configuration of the lot, the <br />property adjacent abuts on both its rear and side property lines (use <br />is residential but in Limited Industrial Area). Building is 10' off <br />the common east property line. Assistant Law Director Dubelko advised <br />that no 50' buffer strip would be required between this property and <br />the residential property since home is in Limited Industrial Area. <br />Commission has several concerns: hours of operation, noise factor, em- <br />missions, etc. There is also concern regarding a proposed street (Or- <br />chard Dr.) which was shown on plan. Mr. McDermott stated that to his <br />knowledge this street has been on the books for some time, however, <br />it was never dedicated. Mr. Burns stated that this road is the only <br />access to a large parcel of property to the rear. Mr. Halpin, the <br />adjacent neighbor, viewed the plans and expressed concern regarding the <br />proximity of the building to his house, and questioned plans for any <br />• screening. He was advised that the proposal-.would return to Planning <br />`- Commission on March 27th after review by the Architectural Board. J. <br />Wixted moved to refer the Talan Machine and Tool Shop, located west of
