. ? •; e -.?-- _ CITY OF NORTH OLMSTED PLANNING COMMISSION MINUTES - APRIL 10, 1984 I. ROLL CALL: Vice-Chairman Burns called the meeting to order at 8:00 p.m. Present: J. Burns, B. Gorris, E. Traczyk, J. Wixted, and J. Brown Absent: J. Roberts and T. Morgan Also Present: Assistant Law Director J. Dubelko, Building Commissioner E. Gundy Assistant City Engieer D. McDermott, Council members Y. Petrigac, R. Tallon, and R. Bierman and Recording Secretary B. Oring II. REVIEW AND CORRECTION OF MINUTES: B. Gorris moved to approve the Minutes of March 27, 1984 as submitted, seconded by J. Brown, and unanimously approved. III. BUILDING DEPARTMENT REQUESTS: 1) Bob Evans Restaurant, located between the Zayre/Rini stores and the Ponderosa Restaurant/Kings Path Condominium. Proposal to construct restaurant. Commiss'ion questioned if it would be proper to review these plans since rezoning legislation is still being considered. Assistant Law Director Dubelko advised that no official action could be taken at this time, but in order to expedite proposal, it could be referred to the Architec- tural (Board meets once a month and delaying proposal until legislation is voted on would delay approvals in the event rezoning is approved). Mr. Vollman o£ Bob Evans explained the plans for the 149 seat restaurant. There will be 101 parking spaces, handicapped spaces and ramp are included. Trash container will be enclosed with a 6' high masonry wall. Councilman Tallon questioned why handicapped spaces are across the drive from the building. Signage will be submitted to the Architectural Board. Assis- tant City Engineer McDermott stated he had no problems with site plan and that retention system would be required. Neighbors from Ranchview, West Ranchview, and Timber Cove questioned if there were plans for a traffic control light at Ranchview and Lorain, since they cannot get into or out. of their street during peak traffic hours and on Saturday. Safety Dept. report had been made and had indicated that no significant problem would be created. Neighbors disagreed. Mr. Gorris advised that this was not the purview of the Commission and suggested that residents con- tact their council person. He noted that the Commissiori recommends to Council and that Council gives the final approval. B. Gorris moved to forward the Bob Evans proposal to the Architectural Board of Review for their input and to forward on to Engineering to make sure it is in com- pliance there and would like to forward a copy to the Safety Dept. with
