r <br />.? <br />-•-- - P?ANNING COMMISSION <br />APRIL 10, 1984 <br />PAGE 3 <br />cause of no tree lawns, pedestrians must use street during heavy snows <br />(plowing streets block the sidewalks); have problems with undesirables <br />now, fast food restaurant open until midnight will make worse, too many <br />fast food restaurants in North Olmsted now; they doubt the 300 cars a day <br />estimate; neighborhood has drainage and sewer problems now and more water• <br />will flow onto their property with this development especially since rear <br />property is lower than part containing the restaurant and parking area; <br />North Olmsted is beaoming the shopping and restaurant center of the entire <br />area, people won't want to live here; would like to have more effective <br />utilization of commercial pro.perty; and questioned why same proposal was <br />not accepted in FAirview. Assistant City Engineer McDermott explained <br />that an underground retention system would be required and that no ad- <br />ditional water would be allowed to drain onto their property. Mr. Hennis <br />stated that Sisters withdrew their proposal voluntarily, since Fairview <br />did not seem to be the best location. Councilman Tallon stated that Ranch- <br />view was unique in that there was only one access out of the.developme.nt, <br />he urged that the drive into Ranchview be eliminated, buffer zones should <br />be reconsidered, trash enclosure is too close to adjacent property; <br />parking spaces are across the driveway, handicapped wouTd have to walk <br />across the drive, lighting should no't intrude on residential property. <br />He,itoo, is concerned about Lorain Road, and would like to see increased <br />greenery in front set back. Proposal wi11 be continued and proper noti- <br />fication will be sent to all adjacent residents. Vice Chairman Burns re- <br />quested that proposal be.referred to the Safety Department for their re- <br />port. <br />4) Bryant and Stratton Business Institute, 26700 Brookpark Rd. Ext. <br />Proposal to construct addition <br />(Heard by Architectural Board of Review March 21, 1984). <br />(Withdrawn from Planning Commission Ma.rch 27, 1984). <br />Building Commissioner Gundy explained that Gold Circle (owner of some of <br />the property involved) has withdrawn its object.ion and site plan problems <br />have been resolved. Commission had some questions, however no representative <br />was present., Mr. S. DiBenedetto, owner of shopping center across the street, <br />told the Commission that in November and December Gold Circle customers <br />-use his parking lot and that he wanted them to be aware of this. B. <br />Gorris moved to continue the Bryant and Stratton Business Institute pro- <br />posal until a representative is present, seconded by J. Wixted, and unani- <br />mously approved. IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br /> <br />No items <br />V. COMMUNICATIONS: <br />Ord.84-34: Councilman Tallon advised the Commission of the status of the re- <br />zoning ordinance for the proposed Bob Evans Restaurant. Mr. Burns stated he was <br />. not in agreement with the stated in the ordinance that the property could not be <br />developed as currently rezoned. J. Wixted moved to approve Ord. 84-34.
