CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES- APRIL 24, 1984 <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:05 p.m. <br />Present: J. Burns, J. Roberts, E. Traczyk, J. Brown, and T. Morgan <br />Absent: B. Gorris and J. Wixted <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner E. <br />Gundy, Assistant City Engineer D. McDermott, Councilpersons <br />R. Tallon and Y. Petrigac, and Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The Minutes of April 24, 1984 were corrected on Page 3, last paragraph, <br />third last line to read "... not in agreement with the statement..." <br />J. Brown moved that the Minutes of April 24, 1984 be approved as corrected, <br />seconded by J. Burns, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Signs: <br />Carpet Barn and Tile House, 28300 Lorain Rd. <br />Wall and pole signs <br />(Heard by the Architectural Board of Review on April 18, 1984.) <br />Both signs conform to code. Sign panel has been included on mansard. <br />J. Burns moved to approve the Carpet Barn and Tile House wall and pole <br />signs as submitted, seconded by E. Traczyk, and unanimously approved. <br />2) Sisters Chicken and Biscuits, located on 25730 and 25710 Lorain Rd. <br />Proposal to construct restaurant <br />(Continued from April 10, 1984 meeting.) <br />Mr. Hennings and Mr. Knight, Engineer, explained the revised site plan: <br />1) dumpster has been relocated to the easterly property line, 2) land- <br />scaped area has been increased:*ill be 10' along Ranchview frontage; <br />4' green area will be placed adjacent to residential lot on Ranchview <br />and a 6' board on board fence will be installed (existing hedge will <br />remain); tree has been eliminated and plantings will be kept low in <br />landscape bed at drive-thru entrance; rear parking area has been shor- <br />tened and green area added at rear and side of parking lot, green area <br />has been added along eastern property line 3) drive onto Ranchview has <br />been made "exit only" and traffic pattern is designed to.keep traffic <br />using that drive to a minimum (drive-thru traffic which constitutes 40% <br />of business could not use this exit at all) 4) tYxree 20' light poles <br />will be placed in parking lot and will be directed so as nofto shine <br />onto adjacent residences.
