Burns, and unani- <br />mously approved. <br />3) Michael 0'Grady, 31400 Bradley Rd. <br />Proposal to construct addition to industrial building. <br />Building Commissioner Gundy explained that this building will be ex- <br />panded with a 24' by 36' addition to the front and a 24' by 36' ad- <br />dition to the side. The owner is planning to lease it to any business <br />which conforms to the Limited Industrial Area restrictions, according <br />to the architect, Mr. Morand. Parking conforms to code based on one <br />car for 650 sq. ft., however, this may have to be reviewed at the time <br />of occupancy. Building conforms to set back requirements. Commission <br />has questions regarding type of business going in and would like to <br />talk to the owner at the next meeting. Assistant City Engineer McDermott <br />advised that a retention system would probably be required. E. Traczyk <br />moved to refer the Michael 0'Grady proposal to construct an addition <br />to an industrial building at 31400 Bradley Road to the Architectural <br />Board of Review and to the Engineering Department, seconded by J. <br />Roberts, and unanimously approved. <br />4) Great Northern Sports and Imports (J. Slabaugh), 25559 Lorain Rd. <br />Proposal to construct addition to existing building. <br />(Special permit granted by Board of Zoning Appeals on April 4, 1984). <br />Building Commissioner Gundy explained that building will be renovated <br />at the time addition is constructed. Mr. Slabaugh is aware that a <br />retention system will be required. Mr. Pfaf, neighbor to the rear, <br />has no problems with the proposal. He would rather have the building <br />occupied. Councilman Bierman was assured that parking and back up <br />space were adequate. J. Roberts moved to refer the Great Northern <br />Sports and Imports at 25559 Lorain Road proposal to construct ad- <br />dition to existing building to the Architectural Board of Review and <br />to the Engineering Department for study of drainage and retention, <br />seconded by E. Traczyk, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Great Northern Corporate Center, Phase I <br />Water Main Easement Addition <br />Proposal is for the acceptance of an additional water main easement, <br />which abuts and connects to an existing water main easement (recorded <br />in volume 191, pages 78 & 79 of Cuyahoga County Maps & Records), and <br />located on parcel 236-14-3 (northeast corner of the intersection of <br />Country Club Blvd. with Great Northern Blvd.). <br />Assistant City Engineer McDermott requested that this item be deleted <br />from the agenda. There is a conflict in easement and issue must be <br />clarified. <br />V. COMMUNICATIONS:
