? <br />? <br />PLANNING COMMISSION MAY 22, 1984 PAGE 2 <br />Mr. Morand, the architect, is in agreement with the recommendations _ <br />of the Architectural Board of Review. Mr. Morgan is still concerned <br />since there is no specific use for the building. Since this is an <br />industrial building, he believes that different uses would have <br />different structural requirements. Assistant Law Director Dubelko <br />advised that there is no provision in the code requiring a specific use <br />be estalilished prior to construction. Mr. Morand stated that they <br />will not apply for an occupancy permit until they have a tenant. Build- <br />ing Commissioner Gundy has no problem with this, since the Building <br />Department will have to inspect before occupancy is issued. The Engi- <br />neering Department will have to review the drainage. J. Burns moved <br />to approve the Michael 0'Grady proposal to construct addition to an <br />industrial.building as approved by the Architectural Board of Review <br />and contingent upon the approval of the Engineering Department, sec- <br />onded.by E. Traczyk. Roll call on motion: Burns, Tr.aczyk, Gorris, <br />Roberts, Wixted, and Brown, Aye. Mr. Morgan, Nay. Motion passed. <br />5) Great Northern Sports and Imports, 25559 Lorain Rd. <br />Proposal to.construct.addition. . . <br />(Heard by Architectural Board of Review May 16, 1984.) <br />The Commission studied recommendations of the Architectural Board of <br />Review. Mr. Slabaugh explained that this is an outlet for his main <br />business and he-will only be selling arid leasing imported cars. No <br />repair or parts sales are planned. Signage will be presented later. <br />Mr. McDermott stated that-a drainage plan and a copy of the soil test <br />on the bank must be submitted. Existing flood lights will be used. <br />J. Brown moved to approve the Great Northern Sports and Imports <br />proposal to construct an addition at 25559 Lorain Rd. subject to ap- <br />proval of the Engineering Department regarding drainage and incorpor- <br />ating the recommendations of the Architectural Board of Review, sec- <br />onded by B. Gorris, and unanimously approved. <br />6) Bob Evans Restaurant <br />Heard later in meeting. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Delessandro Assembly Plat, location is the south side of Kennedy <br />Ridge Rd., east of the I7480 right-of-way. <br />Proposal is to combine two (2) parcels, 236-16-12 and 236-16-68 into <br />one (1) parcel. <br />Assistant City Engineer D. McDermott explained the plans to.assemble <br />the two lots. House is on one lot and garage will be built on ad- <br />jacent lot. J. Wixted moved to approve the combination of two (2) <br />parcels, 236-16-12 and 236-16-68, the Delessandro Assembly Plat, <br />located on the south side of Kennedy Ridge Rd., seconded by J. <br />Roberts, and unanimpusly approved. <br />2) Vicko and Rathbun Subdivision, location is the southwest corner area <br />of Columbia Road with Gessner Road (west extension).
