, <br />PLANNING COMMISSION JUNE 26, 1984 PAGE 2 <br />The Commission studied the plans in conjunction with the Architectural <br />Board of Review Minutes. The developers advised,that they are in the <br />process of designing screening for the roof top mechanicals as requested <br />by the Architectural Board and that these plans will be submitted as <br />required. Commission has no problem with the signs. J. Wixted moved <br />to approve the Eye Works, Inc. proposal to convert the existing office <br />building at 26127 Lorain intd an eye care center and.builders offices <br />incorporating the recommendations of the Architectural Board of Review, <br />seconded by E. Traczyk, and unanimously approved. <br />3) Laurel's Restaurant, 23641 Lorain Rde <br />Proposal to construct additions <br />(Heard by the Architectural Board of Review June 20, 1984). <br />Mr. Morgan stated that;:he,,=Mr. Roberts,-and.Mr. Burns had visited the <br />site individually: The addition will be no closer to the retaining <br />wall than the corner of the building or the exisiting cooler. He <br />would like the Safety Department to review'the site. Mr. Morgan <br />stated he could see the need for the waiting area. Mr. Sevastakis, <br />the owner, =stated ?that he -is -willing to• °screen ---the- exhaust -fan: B. <br />Gorris moved to approve the addition to Laurel's Restaurant incorgor- <br />ating the roof top screening as recommended by the Architectural <br />Board of Review and would also like coneurrently to forward a copy of <br />these plans to the 5afety Department and have them forward any rec- <br />ommendations they.might have directly on to the BZD Committee, <br />seconded by J. Burns, and unanimously approved. <br />IV, NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Rezoning_request,.parce1.232-28-25,..located on the east side of <br />Silverdale Road-near Lorain. <br />Proposal is to rezone property from B-Residence, Single, to Retail <br />Business, General. Mr. S: S.uhayda of George Draeger, Architect and Mr. G. Georgolis of <br />Milton's Restaurant presented the request. It was clarified that the <br />property involved is a 47' wide vacant lot abutting the rear property <br />line of the restaurant. Property will be used for 20 parking spaces <br />ancl an exit drive onto Silverdale Ave. Mr. Georgolis has also pur- <br />chased two lots north of lot to be rezoned -(one lot with a residence <br />and another vacant lot) which he plans to use as his residence. Com- <br />mission is aware that there is a problem with.parking and egress in <br />that area with three adjacent restaurants. It was pointed out that <br />the General Retail Zoning line to the rear of Burger King would be <br />approximately in a line with this zoning line. Mr. Georgolis also <br />plans a greenhouse type enclosure for the front of his property which <br />would incr.ease seating capacity by 10 seats. Parking conforms to code <br />but exiting is a problem. Neighbors viewed the plans. Mrs. Sapone <br />who lives behind Burger King complained about the conditions of the <br />Miltons rear lot. Mr. Georgolis stated that he was going to clean up <br />the lot to the rear and remove the bushes which collect debris and <br />harboz animals. It was clarified to Mrs. Kozial of Bircli Circle that
