<br />r <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - JULY 10, 1984 <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:05 p.m. <br />Present: J. Burns, B. Gorris, J. Wixted, J. Brown, and T. Morgan <br />Absent: J. Roberts and E. Traczyk <br />Also Present: Assistant Law'Director J. Dubelko, Building Commissioner E. <br />Gundy, Councilmen R. Bierman and R. Tallon, and Recording <br />Secretary B. Oring <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Brown moved to approve the Minutes of June 26, 1984 as presented, <br />seconded by J. Burns, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) St.andard Oil Co., 23425 Lorain Rd. <br />Proposal to demolish and rebuild station on site. <br />Mr. A. Schneider of Standard Oil explained the proposal which is simi- <br />lar to the one which was presented on September 27, 1983; however, <br />canopies have been moved back to conform to code. (Variance requested <br />for the canopies was denied.) Front pumps have been eliminated and <br />multiple pump dispensers will be used. Entire installation will be <br />demolished and rebuilt. Retention system is planned and will be <br />worked out with the Engineering Department. Site plan takes into <br />consideration the property at the corner which is dedicated to the City <br />for widening the intersection of Lorain and Clague Roads. Two pole <br />signs are existing and they had planned to use them, however, second <br />pole sign would be non-conforming in view of the planned alteration <br />because it is over a fifty percent alteration to existing site. Mr. <br />Schneider was advised that he could have one pole sign and one ground <br />sign. He will work this out with the Building Department. Mechanical <br />units will not be on the roof. B. Gorris moved to refer the Standard <br />Oil Co. project at the corner of Clague and Lorain Roads to the Archi- <br />tectural Board of Review, and concurrently refer to the Safe.ty Depart- <br />ment, seconded by J. Burns, and unanimously approved. <br />2) North Olmsted Veterinary Hospital, 23537 Lorain Rd. <br />Exterior alteration to existing building. <br />Building Comnissioner Gundy explained that the exterior surface of <br />the building would be refinished with a dryvit type outsulation stucco <br />system, existing block walls would be resealed some exterior wall <br />- openings would be bricked up, and a mansard roof would be added.
