<br />CITY OF. NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - SEPTEMBER 11, 1984 <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:00 p.m: <br />Present: J. Burns, B. Gorris, E. Traczyk, J. Wixted, J. Brown, and <br />T. Morgan. , <br />Also Present: Assistant Law Director Dubelko, BuiTding Commissioner <br />Gundy, City Engineer J. Shaller, Council Members R..Tallon, <br />Y. Petrigac,.and T. 0'Grady, and Recording Secretary B. <br />Oring. II. REVIEW AND CORRECTION OF MINUTES: <br />B. Gorris moved to accept the Minutes of July 24, 1984 as recorded, <br />seconded by J. Burns, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Landspan Corp. (A. S. Dindia), located on the north west corner of <br />Lorain,Road and West 231 Street. <br />? • Proposal to construct retail building (strip shopping center). <br />Building Commissioner Gundy explained the proposal for a 12,668 sq. <br />ft. strip center with a maximum of,13 units; 60 parking spaces are <br />required, 70 are being provided. Architect C. Petroski and the devel- <br />oper, A. Dindia, explained that the wooded area in the rear (abutting <br />residential area) would be left as a buffer area; parking will be in <br />front with one entrance/exit drive off Lorain Rd; service drive to <br />rear of-stores will be off W. 231 St; and 9' sodded buffer will abut <br />sidewalks on both Lorain Rd. and West 231 St. There are no definite <br />tenants as yet. City Engineer Shaller stated that his department <br />` has.reviewed thes.e plans, but h,as. requested a separate drainage site <br />plan which will have to be reviewed. Neighbors viewed the plans. <br />W. Wearsch, L. Herman, Mrs. Wearsch, Mrs. Holmok and othershad many <br />objections. They are especially concerned about the driveway exiting <br />onto West 231 St. in view'of the fact that the shopping center on <br />the north east corner with Rini's, a drug store, a bank, and a photo <br />booth has an exit onto West 231 just about opposite this drive. It <br />was also noted that a 95 unit condominium also exits on 231 Street. <br />This intersection is heavily congested now, the street is narrow and <br />curved (visability is a problem) and is used for a shortcut to avoid <br />the Lorain%Clague intersection. Since noisefrom trucks unloading <br />behind Rini's has been an on going problem, they would prefer a.solid <br />wood fence as well as the wooded buffer area. They are also concerned <br />that some type of fast food restaurant could be built in this oenter. <br />They pointed out that there are drainage problems now, since the ex- <br />- isting sewer is old and shallow. They requested that the Commission <br />consider eliminating the-service,drive onto West 231; consider their
