Mr. Burns <br />relayed the concerns of Mrs. Gladish, another property owner who <br />could not be present. She would like the woods to remain as a buffer, <br />she also mentioned the drainage and water problems that they are ex- <br />periencing and expressed a concern that since many strip centers have <br />vacant units, these units may not be leased and could remain vacant <br />and uncared for. The Commission discussed the above concerns; the <br />possibility of eliminating the service driveway; the probability of <br />a fast food restaurant leasing space. Mr. Dindia and Mr. Petroski <br />pointed out that this type of store rarely has early morning or <br />tractor trailer deliveries, fast food restaurants rarely go into <br />strip centers, and the buffer,area and parking spaces are more than <br />required. The Commission would like to see a plan showing the loca- <br />tion of this service drive in relation'to the Rini's drive. This <br />plan should also be review by•the Safety Department. J. Burns moved <br />to refer the Landspan Corporation proposal to construct a retail building to the Architectural Board of Review; and to the Engineering <br />Department for review of retention and the direction which the water <br />is to be drained off; to the Safety Department, particulary noting <br />the proposed driveway onto West 231 intersecting the street at an <br />area where the street makes a curve, and taking into consideration <br />the relationship of this drive to the Rini's Drive, seconded by T. <br />Morgan, and unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS; <br />1) Conway Subdivision, located on the west side of Canterbury Road <br />south of Chapel Hill. <br />This is a re-alignment of the rear property line of parcels 232-22-1 <br />and 232-22-34. Note that this subdivision was submitted and ap- <br />proved in 1979, but was notrecorded because a plat was not furnished. <br />(Chairman Mor,gan left, the.meeting for a few minutes; Vice-chairman <br />Burns took over). City Engineer Schaller explained that the sub- <br />division had been approved in 1979 but had never been recorded. <br />Sublot 1 was originally "L" shaped and the rear portion of sublot 1 <br />which abuts the rear line of.sublot 2 will be attached to sublot 2; <br />thus both sublot l and 2 will be of equal depth. J. Wixted moved <br />to approve the re-alignment of the Conway Subdivision, parcels 232- <br />22-1 and 232-22-34 as submitted, seconded by E. Traczyk. Roll call <br />on motion: J. Wixted, E. Traczyk, J. Burns, B. Gorris, and J. Brown, <br />aye. Mr. Morgan was not present. Motion passed. _ <br />2) Slabaugh Assembly Plat, located on the south side of Lorain Road, <br />east of Fleharty Road. <br />Consists of combining parcels 236-3-9, 236-3-10, and 236-3-11 into <br />one parcel; which is the site of Great Northern Sports and Imports <br />(25559 Lorain Road), recently approved by Planning Commission and <br />Council. <br />Engineer Schaller explained that there are three separate lots to <br />,- be assembled into 1 lot; the existing building is now only on one parcel but now addition will be constructed over the property lines.
