" ? -
- .? _ -
_ ?.., ? .
CITY OF NORTH OLMSTED
PLANNING COMMISSION
MINUTES - SEPTEMBER 25, 1984
I. ROLL CALL:
Chairman Morgan called the meeting to order at 8:00 p.m.
Present: J. Burns, B. Gorris, E. Traczyk, J. Brown, and T. Morgan
Absent: J..Wixted.
Also Present: Assistant Law Director J. Dubelko, Building Commissioner E.
Gundy, City Engineer J. Schaller, Councilman R. Tallon,
and Recording.Secretary B. Oring.
II. REVIEW AND CORRECTION OF MINUTES:
J. Brown moved to approve the Minutes of September 11, 1984, as.submitted,
seconded by B. Gorris, and unanimously approved.
0
III. BUILDING DEPARTMENT REQUESTS:
1) Landspan Corp. (A.S. Dindia), located on the north west corner of
Lorain Road and West 231 Street.
Proposal to construct retail building (strip shopping center).
Referred from Architectural Board of Review September 19, 1984.
Building Commissioner Gundy advised that the center line of the service
drive on.West 231 Street is approximately 60' from the center line of
the drive across the street. Proposal was studied in conjunction with
the Architectural Minutes of September 19th. Mr. Petroski, architect,
advised that the arch will be removed and a pylon sign will be installed;
landscape plan will be presented to the Architectural Board; air condi-
.tioning uni'ts will be moved to front of building and parapet will be
carried around sides and partially along the rear of building. Lorain
Road drive could be widened, if necessary, but moving it west would
not be satisfactory. Planning Commission has no problems with Lorain
Road drive as planned; they agreed that if drive were too wide it could
cause traffic problems. Fire Department report from R. Osterhouse stated
that arch would cause problems with their trucks, and that a fire hy-
drant should be installed on east parking lot island and be supplied
from water main on Lorain Road (not from.main on W. 231 St.). Police
Department report stated that growth north of West 231 St. service drive
must be cut back at least 20 feet to improve visibility. They do not
believe that this drive would c-r-e.ate a problem with drive across the
street. Commission would like this area to be landscaped consistant
with landscape plan. Engineer.Schaller stated that only sewer avail-
able would be north/south sewer on West 231 and that they could find no
inadequacies. Retention system will be required and will allow no more
run-off water than what exists presently. The complaints that have
been filed with his office would seem to indicate problems dealing with
overland flow and showed no inadequacy in the sewer. Mr. L. Herman and
