CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - OCTOBER 9, 1984 <br />I. ROLL CALL: <br />Chairman Morgan called the meeting to order at 8:00 p.m. <br />Present: J. Burns, E. Traczyk, J. Brown, and T. Morgan <br />Absent: B. Gorris and J. Wixted <br />Also Present: Assistant Law Director J. Dubelko, Building Commissioner <br />E. Gundy, City Engineer J. Schaller, Councilman R. Bierman, <br />and Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Burns moved to approve the Minutes of •September 25, 1984 as presented, <br />seconded by E. Traczyk, and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />+1) Motorists Mutual Insurance Coapproximately 28111 Lorain Rd. <br />(south side of Lorain, one lot east of McKenzie Rd.) <br />Proposal to construct drive-in claims office. <br />Building Commissioner Gundy explained that property had been subdivided <br />previously, leaving room for a driveway onto McKenzie (corner property <br />is for sale); driveway on Lorain Road is also planned; 55 parking spaces <br />are require_d,:and 59 are provided. Mr. Keltner, Mr.- Hague,.._and Mr. <br />Wisecarver of,Tlotorists Mutual expl ained that the building_-will be used <br />for a regional office and a drive-in claims office; 35 to 40 people <br />toill be employed from 8:00 a.m. to__.5.:00 p.m., weekdays; and approximately <br />6 to 10 cars per day will use claims office. Building will be low and <br />residential in character.;. ground sign will be bronze with white letters; <br />property will be landscaped; existing chain link fence will be retained <br />and screened -with viburnur,i around parking area abuting residential pro- <br />perty; drive off McKenzie Rd. has only 3' grass area between it and <br />fence abuting residential property; parking lot will be lighted by two <br />15' poles ancl will be directed so as ndt to shine onto adjacent property. <br />Neighbors viewed plans. There is concern about drainage. City Engineer <br />Schaller exnlained that?:develop.er is required to retain water on property. <br />Mr. Keltner stated that retention system is planned and they- will-- meet <br />all city requirements. Mr..and Mrs._ Hill.whose p:ro_perty abuts driveway <br />objected to driveway being 3' off their property; they would like this <br />made narrower (possibly exit only) and landscaped to provide noise bar- <br />rier. When property was'subdivided they believed that existina. drive- <br />way was on this property (this drive is on corner lot). They are es- <br />pecially concerned about driveway because bedroom windows are adjacent <br />to drive. Tliree .foot may not a11ow enough room to landscape this strip. <br />Mr. Keltner believed that more cars will use the Lorain Road drive but <br />he promised to look.into landscaping for this strip. Mrs. Brown-sug- <br />gested that "Tall Hedge" might be used in this area. The Commission
