Mr. Hill <br />pointed out that his bushes are hanging over area where drive is pro- <br />posed. The developer will have .to trim these on this side. J. Burns . <br />moved to refer the Motorists Mutual Insurance Co. proposal to con- <br />struct a drive-in claims office and the sign to the Architectural Board <br />of Review, to the_Safety Department for their review and comments, and <br />to the Engineering Department for their review of drainage, seconded by <br />J. Brown, and unanimously approved. <br />2) Great Northern Retail Strip Center, located between Pick and Pay and <br />Ameritrust drive-thru office. <br />Proposal to construct retail stores. <br />Mr. Gundy advised that 49 parking spaces are required and that 75 are <br />being provided. Mr. Carlisle of Great Northern stated that the building <br />is approximately 15,000.square feet and can contain a maximum of 7 units; <br />the exterior will match-Pick and Pay and the Ameritrust drive-thru _ <br />building; mansard will be high enough to screen the mechanical units. <br />J. Brown moved to refer the Great Northern Retail Plaza proposal to <br />construct retail stores between Pick and Pay and the Ameritrust drive- <br />thru office to the Architectural-Board of Review and -to the Safety. <br />Department for their review and to Engineering, seconded by E. Traczyk, <br />and unanimously approved. <br />3) Marc's, 26393 Great Northern Shopping Center <br />Proposal to construct addition to rear of store. <br />Mr. Carlisle stated that this will be a 6,750 squa-r-e-foot addition to <br />the rear--of Mares for a storage-=ar_ea;_-some of the present storage area <br />may then be used:f.or retail-sales. Mr. Gundy-calcul-ated that 12.more .. <br />parking spaces would be required. Additional parking is now being in- <br />stalled at rear o£ shopping center.. Commission is concerned that <br />tractor trailers could not negotiate in the driveway without.backing <br />into the street. It was questioned if trailors now on the property <br />would be moved after addition is constructed.. E. Traczyk moved that <br />the proposal to construct.an additi:on to the rear of Mares store to <br />the Architectural Board-of Review for their-input,-seconded_by J. Burns, <br />and unanimously approved. <br />4) Cr-estmont Chrysler-Plymouth'dealership, located west of existing <br />Crestmont Toyota dealership. <br />Proposal to construct building (existing building will be demolished). <br />Building Commissioner Gundy explained proposal: sixty parking spaces <br />are required and 60 spaces are shown on plan and designated for cus- <br />tomer and employee parking; he advised that the parking in the front <br />set back could not be used for diplaying new cars according-to the <br />Ordinance unless a variance is granted by the Board of Zoning Appeals. <br />Other dealerships have been granted such variances. Mr. Grey of <br />_ Crestmont stated that they would probably.want to display some cars in <br />front, so they should try to get a variance. The Commission-decided that.
