<br />PLANNING COMMISSION OCTOBER 9, 1984 PAGE 4 <br />Engineer Schaller explained request to realign property lines of pro- <br />perty previously subdivided; lines will be changed in order to make sub- <br />lot 2-A larger and to assemble parcels 237-25-22 and 237-25-9. Part <br />of the subdivision of sublot 3-A has been done by deed and now will be <br />recorded by the City. Mr. Morgan questioned if concrete drive was part <br />of sublot 3-A. Mr. Van Uum stated that drive is covered by a permanent <br />easement to Mastick Rd. J. Brown moved to approve the Van Uum Re- <br />subdivision, located on the south side of Mastick Road between Park <br />Lane and Shephard Hill which includes parcel 237-25-7-, 9, 21, and 22 <br />which were authorized and/or realigned by Ordinance Nos. 77-196 and <br />79-104; and it is to be noted that sublots 2-A and 3-A shall have <br />perpetual easement to provide access to street and to utilities, sec- <br />onded by T. Morgan, and unanimously approved. <br />2) Richard Bowman Subdivision, located on the east side of Walter Road <br />between Maple Ridge Road and South Oxford Qval. <br />Proposal is to divide parcel 231-21-6 into two (2) sublotso <br />City Engineer -Schaller advised that property-is_being subdivided into <br />two lots; a conforming residence is on sublot 2, and both lots conform <br />to the "C" residential area.- Mr. Corbin-whose property f aces North <br />Oxford Oval is.objecting on the basis of drainage in-the area. He <br />claims that if another house is built on sublot.l it will increase <br />water problems. He stated that this property is a quagmire. He has <br />had on going sewer and--water 'problems. Planning Gommission cannot <br />disapprove the subdivision since it is conforming. At the time a <br />building permit is applied for, the Engineering Department will set <br />grade and will see, to it no additional=ywater -from sublot_ 1 will be <br />allowed to flow onto adjacent properties. Mr. Bowman was advised that <br />when the lot is posted that -a.= building permit has- been _applied for he <br />can check with the Building Department•and the Engineering Department <br />regarding the drainage-problems-: --J. Brown moved to approve the Richard <br />Bowman Subdivis-ion located on the-east•side of Waiter Road between <br />Maple -Ridge- Road and- Southl:Oxf'ord-..Ova1 -to divide parcel 231-21-6 into <br />two (Z) sublots, seconded by J. Burns, and unanimously approved. <br />V. COMMLTNICATIONS <br />No items. <br />VI. NEW BUSINESS: <br />No items <br />VII. OLD BUSINESS: <br />Mr. Burns requested that .the Commission order the publication called The <br />Planning Commissioners Guide from the American Planning Association catalog. <br />The book will be ordered. <br />Mr. Burns reminded the Commission that a letter was sent to Council on <br />December 2, 1983, regarding subdivision of property when a variance is re- <br />quired,-no response has been=received. Letter will be resubmitted to <br />Council.
