._, <br />PLANNING COMMISSION NOVEMBER 27, 1984 PAGE 2 <br />2) Crestmont Chrysler Dealership, located west of the existing Crestmont <br />Toyota dealership. <br />Proposal to construct building (existing building will be demolished). <br />Heard by Architectural Board of Review on October 17th and November 21st. <br />Preliminary variance granted by the Board of Zoning Appeals November 14th. <br />Mr. Giglio of Kluchen Architects presented site plan which reflects the <br />recommendations of the Board of Zoning Appeals in their preliminary <br />variance allowing Crestmont to display cars in front set back. Plan <br />shows a 27' front landscape buffer with 3 oval concrete pads on which <br />6 cars can be displayed; there is also display parking on west property <br />line beyond the landscape buffer. Commission studied Board of Zoning <br />Appeal's minutes of November 14th and Architectural Board of Review <br />minutes of October 17th and November 21st. Signs were approved by the <br />Architectural Board subject to their conformance to the code. Building <br />Commissioner Gundy stated that signs are conforming. Commission has no <br />problem with proposal, but decided to approve subject to final variance <br />being granted on December 5, 1984. T. Morgan moved that the Crestmont <br />proposal,as presented tonight, be approved by the Planning Commission <br />with the recommendations made by the Architectural Board of Review in <br />their minutes of October 17, 1984 and November 21, 1984, and contingent <br />upon final variance being granted for the display of cars as presented <br />in these drawings, and also to approve the signs as presented, seconded <br />by J. Wixted, and unanimously approved. <br />3) McDonald's Office Building, 28253 Lorain Rd. <br />Proposal to construct an addition <br />Heard by Architectural Board of Review November 21, 1984. <br />No representative was present. Architectural Board of Review had ap- <br />proved plans as presented on November 21st. Addition is to match the <br />existing building and relocated parking conforms to code. Safety <br />Department reports had no objections to proposal. J. Brown moved to <br />approve the McDonalds Office Building proposal to construct an addition <br />to their building at 28253 Lorain Rd., seconded by E. Traczyk, and <br />unanimously'approved. <br />4) Charles Helzer, property located adjacent to 31254 Bradley Rd. <br />Proposal to construct warehouse in Limited Industrial Area. <br />Heard by the Architectural Board of Review November 21, 1984. <br />Architectural Board had approved as submitted. Commission agreed that <br />this is a good looking proposal. Safety Department reports had no <br />objections or recommendations. J. Burns moved to approve the Charles <br />Helzer proposal to build a warehouse in the Limited Industrial area, <br />seconded by J. Wixted, and unanimously approved. <br />IV.
