?? . <br />ARCHITECTURAL BOARD OF REVIEW OCTOBER 17, 1984 PAGE 3 <br />IV. OLD BUSINESS: (heard at this point) <br />b) Landspan Corp. (C. Petroski), located on the north west corner of <br />Lorain Road and West 231 Street. <br />Landscape plan and sign;,(Building plan approved on Septemb'er 19, 1984). <br />Mr. Petroski, Architect, explained that landscaping will be added to <br />north of drive on West 231 where brush is to be cut back. Dumpsters <br />will be screened individually with shrubs or trees (developer doubts <br />there will be more than one dumpster). Archway has been removed <br />and wider turning radius will be installed in entrance to Lorain Road <br />drive but driveway itself will remain 24'. Mr. Petroski requested that <br />Board restate their recommendations for a parapet because the BZD Com- <br />mittee has required that the parapet be carried completely around the <br />building (the Architectural Board had required thati":parapet be continued <br />for several feet along either end of north wall). Mr. Dindia, the de= <br />veloper and Mr. Petroski are planning to appeal this on the basis that <br />these mechanical units are low and were moved to the soutYi of the build- <br />ing so that they will not be noticeable. They believe that a parapet <br />surrounding the entire roof could be a problem with snow build-up. Be- <br />cause of the problems they anticipate with the total parapet, Mr. Dindia <br />might have to use split units which would be more expensive. The Board <br />agreed that they would be satisfied with parapet as outlined in their <br />motion. No copy was submitted for pylon sign but Mr. Petroski would <br />like approvals if possible. He explained that sign would be placed <br />in landscaped area at front drive and will be lighted from soffit, <br />wiring will come from C.E.I. pole; top portion of sign will identify <br />center in raised block letters approximately 12" high; individual in- <br />serts below will be applied for by each lessee; wall signs will also be <br />requested individually. Mr. Ebin would like underground wiring. S. Ebin <br />moved to approve the landscaping plan as submitted, seconded by J. <br />Cavaluchi, and unanimously approved. S. Ebin moved to approve the pylon <br />sign with the understanding that the strip identification and lettering <br />will be as discussed in the minutes and that the electricity comes from <br />underground, seconded by M. Case, and unanimously approved. <br />VI. ADJOURNMENT <br />The meeting was adjourned at 6:00 p.m. <br />M. Case, Chairwoman B. Oring, Recording Secretary
