r • <br />CITY OF NORTH OLMSTED <br />BOARD OF ZONING APPEALS <br />MINUTES - JUNE 1, 1983 <br />Chairman Remmel called the meeting to order at 7:30 p.m. <br />Present: R. Bugala, L. Horvath, and C. Remmel <br />Mr. Graves arrived at 7:35 p.m. <br />Absent: T. Restifo <br />Also Present: Law Director M. Gareau, Building Commissioner E. <br />Gundy, and Recording Secretary B. Oring <br />R. Bugala moved to approve the Minutes of May 4, 1983 as presented, <br />seconded by L. Horvath, and unanimously approved. <br />L. Horvath moved to approve the Minutes of May 10, 1983 as pre- <br />sented, seconded by C. Remmel, and unanimously approved. <br />Paddock Fishley Greenhouses, Inc., 25132 Kennedy Ridge Rd. <br />Request special permita Request special permit to add greenho.uses <br />to non-conforming business (in residential area). Special per- <br />mission required Ord. 62-33, Section 1231.02. Continued from meet- <br />ing of May 4, 1983. <br />Chairman Remmel announced that the appellant requested that this be <br />continued until the July meeting. <br />1. Lois C. Balser, 3580 Hunter Dro <br />Request for variance (1133.13). <br />privacy screen (installed) (16' <br />Section 1151.04Ga <br />Request 24' variance for length of <br />permitted). Violation of Ord. 62-33, <br />Chairman Remmel called all interested parties before the Board. The <br />, oath was administered to Ms. Balser and her husband Mr. Szabo. The <br />appellants stated that they were unaware they needed a permit. This <br />structure cannot be considered a privacy screen since this is a cor- <br />ner lot and fence which is solid should be 90% open and is in 50' <br />set back area. It was explained that they could have 16' of 6' pri- <br />vacy screen located at least 5' from lot line. R. Bugala moved to <br />grant the variance for 24 foot length of 6' privacy screen, seconded <br />by E. Graves. Roll call on motion: R. Bugala, E. Graves, L. Horvath, <br />and C. Remmel, Nay. Motion f ailed to pass. Variance denied. <br />2. Brennan's Auto Body, 25044 Lorain Rd. <br />Request for variance (1133.13). Request variance to subdivide pro- <br />perty (does not meet requirements for ninimum area and width of lot). <br />Violation of Ord. 62-33, Section 1174v07. Also request special permit <br />J for a 22' by 35' addition to non-conforming (40' front set back) <br />building. Also request special permit for a 30' by 72' addition to <br />serve as second floor above body shop as accessory to the one story <br />masonery building (auto parts) as a warehouse. Special.permission <br />required Ord. 62-33, Section 1231.02. .
