Wixted, and unanimously <br />. approved. <br />(3) Great Northern-Corporate Center (added to Agenda), located <br />at the northeast corner of Country Club Blvd and Great Northern <br />Blvd. <br />Revised concept plans referred from Council. <br />Building Commissioner Gundy advised that since the Great North- <br />ern Corporate Center is in the mixed use distric it has been <br />referred to Planning Commission from Council. Mr. G. Richland <br />explained the changes which have been made from the original <br />concept plans approved by the commission in September 1981. <br />Complex will now be constructed in modules; the first phase <br />will be a four story office building with 80,650 sq. ft. of <br />rentable space (original plans were for-237,000 sq. ft). Tao <br />70,000 sq. ft. building (all connected by an atrium) will be <br />added as the market demands. A.hi"gh rise hotel is planned, if <br />feasible. Parking will now.be above gra.und but still conforms. <br />Structured parking will p?ss-ibl.y. be built later. They intend <br />to break ground for phase one late in the fall. Mr. Gundy <br />explained that the developers need concept approval prior to <br />submitting detailed plans. The commission questioned if a <br />hotel was a permitted use in a Mixed ilse District. The Law <br />Director will have to research this. J. Roberts moved to <br />continue the Great Northern Corporate Center until July 12th <br />for a ruling from the Law Director, seconded by J. Burns, <br />and unanimously approved. IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br /> <br />(1) Country Club Blvd., median strip cut.. <br />Proposal is to allow an opening to be made in the median strip <br />of Gountry Club Blvd., west of Great Northern Blvd., to provide <br />access in both directions along Country Club Blvd. for ingress <br />. and egress to a proposed restaurant to be located at the south- <br />west corner of the intersection of Country Club and Great Northern. <br />Tabled at May 24th meeting and continued by developer. <br />Mr. Overmeyer, Traffic Consultant for Bob Evans, explained that <br />a 25' drive at the west side of the property would be approximately <br />500' to the west of traffic signal at Country Club and Great - <br />Northern Blvd. A twenty five foot opening is planned in the med- <br />ial strip to provide for two cars making left turns into parking <br />area. Traffic of area, was clocked at peak times and study of. <br />traffic flow of a similar Bob Evans Restaurant (Bagley Rd. off <br />171 exit, a slightly larger:facility) was used for a comparison. <br />It was also estimated that 70% of the traffic would be to and <br />from the east. It was their conclusion that with the number of <br />gaps (5 seconds or more) in the traffic flow on Country and <br />considering the estimated number of cars entering and exiting the <br />restaurant, traffic could enter and exit the.proposed facility <br />without interruption of normal flow of traffic.
