Commission <br />has problems with approving a subdivision which will make a commercial <br />1ot which is smaller than the code allows and questions why property <br />was deeded off prior to receiving a variance and City approvals. Ac- <br />cording to the Law Director such a subdivision by deed.is legal, how- <br />ever, property cannot be developed until City approves the subdivision. <br />Building plans will be submitted to Planning Commission at a later <br />date. Mr. Leo explained that the building was being designed to con- <br />form to the existing Sunoco building so that it might be possible to <br />combine the two buildings after the Sunoco lease expires. Law Director <br />Dubelko advised that the third requirement as stated in'Ord. 79-139 <br />for Planning Commission to consider prior to ruling on a minor sub- <br />division would apply in this instance; that is, the Planning Commission <br />consider that the subdivision comply with the planning principles and <br />other section of this Ordinance, the Zoning Code, local street plans <br />and other adopted plans of the City. It was suggested that the sub- <br />division be tabled and heard with the building plans. T. Morgan <br />moved to table the Clague Rd-Lorain Rd. Subdivision requested to sub- <br />divide parcel 231-12-17 into two (2) sublotp,be reyiewed at such time <br />as the formal building plans are submitted to the Planning Commission <br />which we know are in process of being submitted 4nd then review of the <br />overall pTan will.:_determine if the pro j ect om?lys? with the planning <br />princi,ples and other sections of this Ordinance, the Zoning Code, local <br />street plans and other adopted plans of the City, seconded by B. Communi:ty Subdivision, located on the south side of Lorain Rd. the <br />.. thir.d parcel east of the Lorain/Cuyahoga County line. <br />Proposal is for two (2) sublots for parcel 234-8-1, which were created <br />?.' by I-480 passing through the parcel. <br />Assistant City Engineer D. McDermott advised that the parcel has been <br />physically subdivided by 1480 which bisects the parcel. Christ The King <br />Community has ?'uchased the portion south of 1480,; the section of the <br />,• lot which faces Lorain Road conforms to code. Christ The King will be <br />assemliling their property at a later date. B. Gorris moved to approve <br />" the Community Subdivision, parcel 234-8-1 into two (2) sublots, namely, <br />sublot #l being that lot north of 1480 and sublot #2 being the.lot to <br />" the south of 1480, seconded by J. Burns, and unanimously approved. <br />V: COMMUNTCATIONS: • <br />Members are invited to Casey's Restaurant after the meeting to view pole sign <br />with the pole illuminated in order to determine if a lighted pole is accept- <br />able. <br />VI. NEW BUSINESS: <br />Chairman Morgan has written a letter to the Mayor requesting that North <br />Olmsted renew membership in the Regional Planning Commission.
