?l <br />PLANNING COMMISSION NOVEMBER 10, 1983 PAGE 2 <br />was decided that proposal should be returned to the Architectural <br />Board. J. Roberts moved to refer the Great Northern Dodge re- <br />vised plans showirig,. building location and the impervious parking <br />area to the Architectural Board of Review and to refer proposal <br />to the Engineering Department for drainage considerations, se- <br />conded by J. Burns, and unanimously approved. <br />2. Banc One, 4763 Great Northern Blvd. <br />Proposal to construct canopy over automatic machine. <br />Mr. Gundy explained that this is a conopy over the automatic <br />teller machine and the proposal conforms to code. B. Gorris <br />moved to approve the Banc One proposal as presented, seconded <br />by T. Morgan, and unanimously approved. <br />3. Richard Hansen, 31040 Lorain Rd. <br />Proposal to alter existing dwelling for commercial use. <br />(Variance granted November 2, 1983). <br />Proposal withdrawn by applicant, he has lost option on property. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1. Rizzo Subdivision, located on the east side of Porter Rd., north <br />of Pickway Shoe Store (Lorain & Porter intersection) and across <br />from 5204 and a portion of 5182 Porter Rd, <br />Proposal to subdivide permanent parcels 232-10-45, 46, and 47 <br />into two (2) sublots. (Proposal pending to move house onto sublot <br />2) Variances granted November 2, 1983. <br />Mr. Wright who has an option to buy the Rizzo property explained <br />the proposal to move house (former city owned Department of Human <br />Resourses house) on to non-conforming "B" residential lot. He <br />plans to rent this as a residence. Commission studied Board of <br />Zoning Appeals variance. House will be placed on the sublot <br />which is adjacent to the general retail area. Commission agrees <br />that this would be a good use of the land, especially since there <br />has been pressure to rezone these parcels to retail use. J. Burns <br />moved to approve the Rizzo Subdivision of three parcels, 232-10-45, <br />46, and 47 into two (2) sublots, seconded by T. Morgan, and unani- <br />mously approved. . <br />V. COMMUNICATIONS: <br />Ordinance No. 83-124: Commission reviewed the proposed legislation <br />which provides guidelines for the installation of canopies over gas <br />pumps. Commission requests that Councilman Bierman attend the next <br />meeting to present legislation. Ordinance tabled until November 22, <br />1983. <br />VI. NEW BUSINESS: <br />No items
