They maintain that if the building were smaller the parking would be fig- ured on the basis of 5 spaces per doctor. The emergency clinic is basically one doctor's office (possibly 2) with the remainder . being used for laboratories, examining rooms, equipment,and waiting rooms. Total employee parking would be 4 cars. They explained that even at peak times there would be no more than 4 or 5 patient cars within one hour. They substantiated their contention with. a letter from the Solon Fire chief where there is such a facility located and other research datao The medical office building is 3 stories with a maximum of 17 doctors. The Board is concerned that other businesses could lease space and parking would not be sufficient. This would be a 20% variance according to the code. There is also concern that excess parking could nverflow into adjacent parking areas. The Board suggested that this case should be continued until the next meeting so that the developers could reassess the proposal. The developers agreed. Case continued. 3. Mr. & Mrs. Koons, 5818 Fitch Rd. Request Special Permit (1231.02). Request Special Permit to add to non-conforming garage (less -than 20' between house and existing garage). Violation of Ord.-62-33, Section 1151..04 C. Chairman Remmel called all interested parties before the Board. The oath was administered to Mr. Koons and Mr. Segel, the contractor. The'y explained that the addition would match the existing block with brick facing, and there would be one continuous roof line. L. Horvath moved to grant the Special Permit with th.e condition that a proper driveway,as required by code, be completed by July 1, 1983, seconded by E. Graves, and unanimously approved. Special Permit granted. 4. Dynamic Hair Design; 23790 Lorain Rd. :Request for variance (1133.13). Request front set back variance for L?? awning. Violation of Ord. 62-33, Section 1174.02. Chairman Remmel called all interested parties before the Board. The oath was administered to Mr. McCann of Astrup Awning.Co. It was ob- served that this is basically a sign. Building Commissioner Gundy advised that the.lettering coforms to sign area permitted by.code. The awning will fit under the overhang of the mansard and does not seem appropriate to this type of building. C. Remmel moved to grant the variance, seconded by T. Restifo. Roll call on motion: Remmel, Restifo, Graves, and Horvath, Naye Motion failed to pass. Variance denied. 5. The Medicine Shoppe (R. & L. Huskins), 23645 Lorain Rd. Reguest for variance (1133.13). Request 11 sq. ft. variance for _ total sign area, andalso request variance to use second pole sign on property .(to replace existing.Christman'_s -Florists.sign under Open Pantry sign).
