' • ., <br />. <br />.• <br />BOAR.D OF ZONING APPEALS DECEMBER 1, 1982 PAGE 2 <br />seperate medical office huilding, and an alternateproposal combining <br />the.two into one building: Since both buildings are over 12,000 sq. <br />ft., parking must be figured ori the basis of square footage. They <br />maintain that if the building were smaller the parking would be fig- <br />ured on the basis of 5 spaces per doctor. The emergency clinic is <br />basically one doctor's office (possibly 2) with the remainder . <br />being used for laboratories, examining rooms, equipment,and waiting <br />rooms. Total employee parking would be 4 cars. They explained that <br />even at peak times there would be no more than 4 or 5 patient cars <br />within one hour. They substantiated their contention with. a letter <br />from the Solon Fire chief where there is such a facility located <br />and other research datao The medical office building is 3 stories <br />with a maximum of 17 doctors. The Board is concerned that other <br />businesses could lease space and parking would not be sufficient. <br />This would be a 20% variance according to the code. There is also <br />concern that excess parking could nverflow into adjacent parking <br />areas. The Board suggested that this case should be continued <br />until the next meeting so that the developers could reassess the <br />proposal. The developers agreed. Case continued. <br />3. Mr. & Mrs. Koons, 5818 Fitch Rd. <br />Request Special Permit (1231.02). Request Special Permit to add <br />to non-conforming garage (less -than 20' between house and existing <br />garage). Violation of Ord.-62-33, Section 1151..04 C. <br />Chairman Remmel called all interested parties before the Board. The <br />oath was administered to Mr. Koons and Mr. Segel, the contractor. <br />The'y explained that the addition would match the existing block with <br />brick facing, and there would be one continuous roof line. L. Horvath <br />moved to grant the Special Permit with th.e condition that a proper <br />driveway,as required by code, be completed by July 1, 1983, seconded <br />by E. Graves, and unanimously approved. Special Permit granted. <br />4. Dynamic Hair Design; 23790 Lorain Rd. <br />:Request for variance (1133.13). Request front set back variance for <br />L?? awning. Violation of Ord. 62-33, Section 1174.02. <br />Chairman Remmel called all interested parties before the Board. The <br />oath was administered to Mr. McCann of Astrup Awning.Co. It was ob- <br />served that this is basically a sign. Building Commissioner Gundy <br />advised that the.lettering coforms to sign area permitted by.code. <br />The awning will fit under the overhang of the mansard and does not <br />seem appropriate to this type of building. C. Remmel moved to grant <br />the variance, seconded by T. Restifo. Roll call on motion: Remmel, <br />Restifo, Graves, and Horvath, Naye Motion failed to pass. Variance <br />denied. 5. The Medicine Shoppe (R. & L. Huskins), 23645 Lorain Rd. <br />Reguest for variance (1133.13). Request 11 sq. ft. variance for <br />_ total sign area, andalso request variance to use second pole sign <br />on property .(to replace existing.Christman'_s -Florists.sign under <br />Open Pantry sign). Violation of. Ord. 62-33; Section 1121.06.
