l <br />1 . PLANNING COMMISSION MARCH 23, 1982 PAGE 2 <br />and 2 had been ammended by the Review Board to shorten the <br />overhang of the roof instead of bringing out the concrete <br />curbing and the window in order to prevent large vehicles <br />from hitting the overhang. He agreed that he would modify <br />the plans so that high vehicles would not be a problem. In <br />reference to #2 Spudnuts has agreed to the exit and entrance <br />signs on the driveways, however the "exit only" sign on <br />Whitethorn will not be lighted (there was no recommendation <br />for lighting these signs by the Review Board). Regarding <br />the 7th stipulation, Mre Leonard stated that he had plarined <br />to prepare and paint the rear wall to match the stucco board <br />and the trim but that the cost of finishing the rear wall <br />with the stucco and cedar would be prohibitive. He also <br />pointed out that the high shrubs would help conceal this <br />wall. He cannot positively guarantee that the metal paint <br />would not peel, but since this store will be a proto-type <br />for other stores which will be built in this area, he is <br />certain that Spudnuts will maintain the property. Mr. <br />Prokasy observed that this is leased property and that <br />Spudnuts was renovating it wo that it would be a great im- <br />provement over the present building which is unoccupied and <br />deteriorating and that the cost is a consideration. As for <br />the 9th recommendation, Mr. Leonard stated that the roof <br />would be elevated on three sides so that the mechanical <br />equipment would not be totally exposed. He planned to paint <br />them to match the roof, and did not think they would be <br />noticeable. J. Prokasy moved to approve the Spudnuts, Inc. <br />proposal with the March 15, 1982 recoinmendations of the <br />Architectural Board of Review numbers 3, 4, 5, 6, and 8, <br />and with the notation that the overhang of the roof could be <br />shortened 1 foot. In reference to recommendation #7 we <br />concur with Mr. Leonard, the Architect, that_the rear wa11 <br />can be prepared and repainted with metal paint and concealed <br />with shrubs and that also we recommend that recommendation #9 <br />referring to the mechanical equipment on the roof, that this <br />equipment can be painted to match the roof so as not to be <br />too noticeable, seconded by J. Burns. Roll call on motion: <br />Prokasy,.Burns, Brown, and Gorris, Aye. Perla, Nay. Motion- <br />passed. Assistant City Engineer D. McDermott stated that <br />since this property has not been assembled, the Engineering <br />Department would delay its approvals until the assembly plat <br />is submitted by the owner of the property, and also that the <br />City is requesting that a small portion of the land be dedi- <br />cated to the City for right-of-way at the intersection of <br />Whitethorn and Lorain. He also pointed out that there was <br />an error in the original survey. These matters must be <br />handled by the owner of the property,.not Spudnuts. J. <br />Prokasy moved that also in reference to Spudnuts, it be <br />brought to the attention-of City Council that the Engineering <br />Department requires the assembly of the 2 lots and is re- <br />questing additional right-of-way on the south west corner of <br />the site, seconded by R. Perla, and unanimously approved.
