<br />PLANNING COMMISSION APRIL 13, 1982 PAGE 3 <br />(4) National Pride Car Wash 23560 Lorain Rd. (North side of <br />Lorain Rd., 70' east of Gessner). <br />Proposal to construct self service car wash. <br />Mr. Charles Roth of National Pride Equipment Co. explained <br />the plans: there will be two drives (one ingress and one <br />egress onto Lorain Rd.), there are 12 bays with room to stack <br />y, y g ?-portion and <br />3 cars at each ba dr in area at the `'' °? <br />egress at the western drive, there will be an attendant <br />between 7 a.m. and 11 p.m., and change machines are avail- <br />able. Mr. Gundy advised that there was an Ordinance govern- <br />ing the hours and operations of self service car washes which <br />have no attendant. Mr. Gundy will send the applicant a copy <br />of the Ordinance. Assistant City Engineer D. McDermott <br />stated that he did not anticipate any problems with the re- <br />tention system, however this would be studied prior to is- <br />s.uing the permits. Mr. Roth explained that they install a <br />sand trap system which collects the water before it enters <br />the sanitary sewer system and filters out the effluents. <br />This too, must be reviewed and approved. The water supply <br />would be approved by the Cleveland Water Department. A <br />de-icing system will be installed. R. Perla moved to refer <br />the National Pride Car Wash proposal to the Architectural <br />Board of Review, and to the Safety Department to review the <br />ingress and egress onto Lorain Rd.., seconded by J. Brown, and <br />unanimously approved. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />(1) The Weiss Assembly and Dedication Plat. Located at the corner <br />of Lorain Road and Whitethorn Blvd., and is the site of the <br />proposed Spudnuts, Inc. 26963 Lorain Rd. <br />Combining of two (2) parcels; 232-25-17 and 30 into one (1) <br />parcel. Plat also includes two (2) small sections of the ex- <br />isting parcels which are being dedicated to public use for <br />right-of-way purposes. <br />Assistant City Engineer D. McDermott explained that the site <br />plans as prese,nted is in error in that it shows that the side- <br />walk on the Whitethorn side is on private property which is not <br />the case. The Architect has been notified of this b.ut has not <br />presented a revised plan. A modified site plan will show that <br />the two employee parking spaces must be relocated. T. Morgan <br />moved to table the combining of the two parcels of the Weiss <br />Assembly and Dedication Plat until the revised site plan and <br />subsequent development reflects the adjustments of the 20' <br />right-of-way (on Whitethorn Dr.) particularly as it concerns the <br />two employee parking spaces. The Engineering Department to <br />verify the revised site plan and upon its approval the combi- <br />nation of the two parcels will be brought back out of committee, <br />seconded by B. Gorris, and unanimously approved.
