(Bill 0'Neil), 26516 Lorain Rd. <br />Proposal to construct self service gas station. <br />Heard by the Architectural Board of Review May 17, 1982. <br />Mr. Rhodes, Engineer from Marathon Oil Co., stated that they <br />were in agreement with the suggested landscaping at the eastern <br />property line and that the pole sign will conform to the Or- <br />dinance (the Ordinance does not prohibit changeable copy signs). <br />The Commission discussed the advisability of the guard rail <br />planned on the east property line (set back 10 to 15' from <br />the sidewalk). A raised curb was also suggested, but was <br />thought not to offer enough protection between the two pro- <br />perties. Mr. Zurawski, City Engineer, stated that a guard <br />rail reduced the effective width of the drive by 2 feet. Mr. <br />Rhodes did not feel the company would have any strong pre- <br />ference either way. R. Perla moved to approve the Gastown, <br />Inc. proposal to construct a gas station with the recommenda- <br />tions of the Architectural Board of Review regarding lands- <br />caping and to recommend ap.proval of the pole sign and facia <br />signs, seconded by J. Burns, and unanimously approved. <br />(5) Arby's Restaurant (George Draeger), 26368 Lorain Rd. <br />Proposal to construct drive-thru window. <br />Heard by the Architectural Board of Review May 17, 1982. <br />No.representative was present. The overlay of the drive and <br />parking areas which had be requested by Planning Commission <br />has not been submitted. The Commission believed that the re- <br />duced-width of the sidewalk which was also obstructed by a <br />gas meter would be dangerous since it runs parallel to the <br />driveway and is an access to the ladies restroom. The Com- . <br />mission considered tabling the issue until the next meeting. <br />Mr. Georgalis,owner of the adjacent Milton's Restaurant, <br />stated that the owner of the Arby's property would not grant <br />him an easement for an exit behind Arby's and o.nto Silverdale. <br />Ave. so he will have to use the Lorain Road.driveway for both <br />exit and entrance to his property. Upon studying the plans <br />the Commission noted that the proposed apron for Arby's <br />driveway extended over the property line. J. Roberts moved <br />to reject the Arby's Drive Thru Window proposal based upon <br />the infringement of the new concrete apron on the adjacent <br />property, and that the developer has not fulfilled the re- <br />quest for information the Commission requested; the Commission <br />also has concerns regarding the short width of the sidewalk, <br />the proximity of the gas meter to the roadway, the access <br />from the women's restroom which necessitates walking off the <br />sidewalk into the roadway to.get around the gas meter, seconded <br />by J. Burns9 and unanimously approved.
