Y
• r
PLANNING COMMISSION JUNE 10, 1982 PAGE 2
will be employed and facilities can be expanded to have
19 employees eventually. Parking is in excess of code re-
quirements. The architects advised Assistant Engineer D.
McDermott that an easement had been obtained to tie into
the existing storm sewers. Building Commissioner Gundy
stated that since this is a laboratory to serve dentists and
no dental offices are included, he is having problems de-
termining if this is a permitted use in the General Retail
District. He stated that that this could hardly be consid-
ered an industrial use; however, there is no direct service
to the public. Since many dentists now make dental pros-
theses for their patients in their offices, Mr. Burns be-
lieves this could be considered a permitted use. It was de-
cided that the Legal Department could research this before
the proposal returns to Planning Commission on June 22nd.
Assistant Law Director J. Dubelko would like a synopsis of
the business to be performed there to help them with their
review. T. Morgan moved to refer.the Csapo Dental Labor-
atory plans to the Architectural Board of Review for their
review and ask the Law Department for a ruling.as to whether
the dental lab falls into the permitted use of the General
Retail District and the Building Department should re-review
the plans under the permitted use as established by the Law
Department, seconded by B. Gorris, and uanaimously approved.
(1) Rad Air (J. Bird), 24260 Lorain Rd:
Exterior alteration
(In committee from May 25, 1982)
Heard at this time
This proposal was rejected by the Architectural Board of Re-
view and continued from Planning Commission on May 25, 1982.
Mr. Kresgee of Rad Air and Mr. Gieser of Future Stone ex-
plained in answer to the Review Board's objections that the
future stone is a solid masonary material and when it is ap-
plied with mortar it becomes a part of the structure and
will make that structure even stronger. -The cracks at the
top of the building will be tuck pointed prior to applying
the mansard. The mansard will be lowered 1' below the roof
line but will still be 2` in width. The stone will be blended
browns and the mansard will also be brown. The electric ser-
vice will be changed to a transformer on a pole behind the
building and will serve both Rad Air and the Ground Round.
The side of the building wi11 remain white. The Commission
agreed it was not necessary to return this proposal to the
Architectural Board because: (1) the sign being encompassed
by the mansard is not a problem, (2) the explanation of how
the building will be repaired and the stone wilt be applied
was s?ilisfricc-ory (3) Clw elccl-ric servire wil.l hr. c•lirinf;ed,
and (4) the mailsard has been luwerec(. T. Morgan moved to
approve and refer to the BZD Committee of Council the Rad
