PLANNING COMMISSION OCTOBER 12, 1982 PAGE 2 <br />Ord. 82-124: This ordinance will simplify the approval procedures <br />for replacement signs. Any square or rectangular replacement sign <br />could be installed with approval from the Building Commissioner. <br />It was suggested that perhaps round or oval signs should also be <br />included, and also, that the Building Commissioner can, if he so <br />chooses, forward any replacement. sign to the;:.Architectural Board <br />of Review, Planning Commission and Council for approval. Also, in <br />reference to the section pertaining to the removal of signs:which <br />are in disrepair, there should be provisions made for enforcement; <br />such as fines levied against the owner of the sign or a budget set <br />up for the removal. It was agreed to forward this Ordinance tb <br />the Architectural Board of Review so that they could study and <br />make their recommendations directly to the BZD Committee. T. <br />Morgan moved to recommend approval of Ord. 82-124 with the above <br />recommendations and to refer the Ordinance to the Architectural <br />Board for their comments.which are to be forwarded directly to the <br />BZD Committee, seconded by J. Burns, and unanimously approved. <br />Ord. 82-116: <br />This Ordinance is to set standards for industrial parks in Limited <br />Industrial areas. Mr. Woerpel's letter advised the Commission <br />that perhaps the 200' frontage and the 2.acre minimum lot size <br />required in the Ordinance should be.reduced to 100' frontage and <br />1 acre minimum. The Commission agreed. Other comments were that <br />10 acres which is the minimum stated is too small for an indus- <br />trial park and that the required buffer areas should only pertain <br />wtExethe industrial park abuts residential property. Mr. Burns <br />had many questions and comments on various sections: some he be- <br />lieved should be clarified, some which could be too restrictive, <br />and some which could be considered unnecessary; and also, the <br />rear yard regulations are not included in the chapter which is so <br />titled. Mr. Goldberg of Sunrise Development also believes that <br />the 2 acre parcel could be too restrictive for smaller companies; <br />that the buffer strips were not necessary except when abutting <br />residential areas; that some of the Sections did not address the <br />issues as stated in the title..He pointed out that if the minimum <br />lot size is reduced, the minimum side yards requirements would <br />have to be revised as well. He has no problem with the set backs <br />and required rear yard parking. The Commission agreed that it <br />would be best to discuss this with Council members Woerpel and <br />Petrigac. T.. Morgan moved that O.rd. 82-116 continue to be tabled <br />and ask for an extention of time from Council to consider the <br />Ordinance further and that the principals, D. Woerpel and Y. <br />Petrigac, be invited to the next Planning Commission meeting to <br />discuss the Commission's comments and recommendations, seconded <br />by J. Roberts, and unanimously approved. <br />VII. NEW BUSINESS: <br />North Olmsted City Complex, located at the rear of the now existing <br />5206 Dover Center Rd. <br />To be presented by Mayor Swietyniowski
