?. ?
ARCHITECTURAL BOARD OF REVIEW APRIL 19, 1982 PAGE 5
there will be difficulty backing out of the last space in
the four car garage and it was suggested that the concrete
could be extended beyond the garage for a turn around. Mr.
Parry suggested that the garages might be placed along
Brookpark Rd. in order to insulate against traffic noise
from Brookpark Rd. and then perhaps a cul-de-sac could be
installed at the end of the entrance drive for a turn a-
round. A fence could be installed along.Brookpark Dr. for
sound insulation or the earth could be mounded and land-
scaped. The site plan would have to be re-drawn. There
is no design shown for the garages and no lanscaping de-
tails other then showing where shrubs are to be included.
The plan, as presented, shows the garages backing up to
the adjacent garages and leaving about 10' between which
could cause problems; this area should be fenced off so no
one could get between. Mrs. Case suggested that sidewalks
should be extended parallel to the parking area, and not
just from the buildings as shown. R. Parry moved to make a
preliminary approval of the building design for materials
and colors, and request that the site plan be reviewed by
the applicant and make what ever changes are necessary as
suggested by the Safety Department and return a site
plan at the next meeting with any revisions that they may
wish to make in relocating buildings and garages; detail
the site plan with landscaping, sidewalks, ete; and also,
additional elevation plans of parking garages, seconded by
S. Ebin, and unanimously approved.
(e) National Pride Car Wash, 23560 Lorain Rd. (North side of
Lorain Rd., 70' east of Gessner).
Proposal to construct self service car wash
Charles Roth of National Pride explained the plans. The
lot has 135' frontage and is 617' deep on the east pro-
perty line, and 434' on the west, but only approximately
half of the property will be developed, the remainder will
be left natural. There are two drives off Lorain Rd.(one in-
gress and one egress), the building will be brick with a
blue aluminum and banked enamel mansard roof, lights are at
45' intervals, mounted on a 2' base and stand 14' high with
no spill-over lighting. Mr. Parry stated that the western
side of the property can be seen from Gessner Rd. (a resi=_
dential area) and the ten foot retaining wall (made of rail-
road ties) on the west side of the property will be visable.
Mr. Parry though that the building could be situated so that
such a high wall would not be necessary. If left as is, he,
thinks a guard rail would be necessary. The board would like
more landscaping along the western property line to screen
from Gessner. S. Ebin moved to accept the plans as submitted
