<br />ARCHITEC!'1TtZA!, B0AR-1) OF REVIEW APRIL 19, 1982 PAGE 4 <br />Mr. Anderson and Mr. Brody representing Chi Chi's and Mr. <br />R'ichland of Great Northern presented the plans. This will be <br />an 11,000 sq. ft. restaurant, seating 280 people in the dining <br />room and 120 in the lounge. The exterior finish is a pre- <br />finished stucco (alamo cream): Mechanical equipment is <br />concealed behind a matching stucco screen-wall, a few of the <br />smaller mechanicals on the outside of the roof will be <br />painted to match the building. Landscaping includes honey <br />locust, flowering crab and flowering apple trees, juniper <br />low lying bushes, and.sod. Mr. Parry questioned the over- <br />flow parking across the main drive; he contends that there <br />will be a problem with parking on Friday and Saturday evenings <br />(Chi Chi`s peak times) since Putt Putt'frequently f ills thi's <br />section. Mr. Richland stated that according to Great Northern's <br />parking survey there is a surplus of 1,100 to 1,200 parking <br />spaces in this area even during peak times. The main drive <br />will have stop signs and cross walks. Mr. Parry suggested <br />a pedistrian activated crossing light. The Board questioned <br />if the exit to the right-turn-exit drive had enough area.to <br />make the turn out of the parking area. Also the sidewalk on <br />Lorain is to be removed at this point also and will be a <br />dangerous situation. It was suggested .that this drive (off <br />Lorain Rd.) should.be made both entrance and exit and that an <br />access should be made off the main drive to the parking area, <br />or possibly the exit.only drive could be totally eliminated. <br />There are three wall signs (on the west, north & east ele- <br />vations and one monument sign off Lorain Rd. Mr. Ebin found <br />some technical,inaccuracies in the drawings and specifications <br />and pointed them out to Mr. Brody. The Board also suggested <br />that the planter box should be moved.and.sidewalks constructed. <br />R. Parry moved to approve the Chi_Chi's Restaurant proposal <br />with the following suggestions: (1)'the 4' grass strip at <br />the north edge of the building be converted into.a sidewalk <br />running from the main.sidewalk to the east property line, <br />(2) move the parking along Lorain Rd. to at least 7' away <br />from the property line (3) recommend that they replace the <br />sidewalk on Lorain Rde (4) provide a driveway opening off ttie <br />35' main drive approximately where the concrete flume is, <br />(5) either close the 24' drive as shown on the plan or close <br />the exit roadway onto Lorain Rd., seconded by S. Ebin, and <br />unanimously approved. <br />(d) J. Friedrich Construction Co., Inc., Mastick Rd. (south side <br />of Brookpark Rd. abutting Fairview Park city line). <br />Proposal to construct apartments. <br />Mr. Freidrich explained the proposal for two 16 unit apart- <br />ment buildings. The buildings will be brick with a brown <br />mansard roof and bronze aluminum trim on windows. The me- <br />chanicals will not be on the outside. It was pointed out
